Role and Responsibilities
Responsible for leading headquarters region real estate construction projects from initiation to close-out.
Facilitates, leads and manages all aspects of projects, including building project teams, facilitating project meetings and producing budget | cost reporting.
Drives process on project scopes and budgets for management approval, funding and execution.
Partners with Facility Management, Space Planning, Furniture Department and key business partners such as Global Information Technology and Physical Security.
Reviews and understands architectural, MEP, structural drawings as related to assigned real estate projects.
Adheres to all standards guidelines (Real Estate & Facilities, Environmental Health & Safety, Space Planning, Sustainability).
Manages all project related Environmental Health & Safety responsibilities, including Project Specific Safety Plans to assure compliance within EH&S Requirements.
Works with Space Planning to confirm Line of Business programming needs.
Works and directs Movers, Furniture Installers, Property Manager and other trades | vendors to support ongoing projects.
Partners with Building Engineering and Operations to complete Line of Business requests.
Provides ongoing relationship management with assigned vendors to assure communication and feedback are fluid.
Understands Oracle Procurement processes, inclusive of the purchase order process, cost center break down and billing schedules.
Prepares project close out packages for management review.
Provides management with a monthly status report, including financial reporting for ongoing and closed projects.
Supports project detail and costs for yearly operating expense and capital budgets.
Excellent leadership, strategic agility, collaboration and conflict resolution skills.
Ability to successfully manage multiple projects at one time, while emphasizing accurate completion and respect to guidelines.
Understanding of Oracle standards including construction, furniture, lab and storage options.
Ability to read architectural drawings, partition plans, and project schedules.
Strong analytical, written and verbal communication skills.
Excellent time management skills.
Able to interact with all levels within the company – regular interaction with external customers and vendors, while understanding corporate infrastructure and available resources.
Ability to serve as the company’s Project Manager to ensure business, financial, and time restraints are met.
Bachelor’s Degree (BA | BS) in Architecture, Project Management, Construction Management or related field.
Management Certifications, A.S.I.D., A.I.A., or any related Facilities Management certifications recommended.
PMP Certificate recommended.
Knowledge of sustainable design strategies – LEED Certification desirable.
Detailed Description and Job Requirements
Performs non-technical project completion using an internal customer perspective, typically from initiation through delivery.
Develops project plans and coordinates cross-functional teams through meetings and progress measurement activity which bring distinct, specific projects to completion both on time and within budget.
Duties and tasks are varied and complex; independent judgment needed. Fully competent in own area of expertise. May have project lead role and or supervise lower level personnel. BS degree or equivalent experience relevant to functional area. Prefer 5 years of project management or related experience.
