Building Engineer / Building Maintenance

We are a building management company. We maintain commercial buildings and service tenant needs.

We are searching for an individual who has maintenance experience. This job entails maintaining commercial buildings in Seattle, Bellevue, and Federal Way.

Essential Duties and Responsibilities:

  • Facilities repair and maintenance
  • Drywall repair
  • Painting
  • Window cleaning
  • Pressure washing
  • Carpet cleaning
  • Repairing Sloan and Zurn plumbing fixtures
  • Replacing faucets
  • Blowing parking lots
  • Snow removal / ice melt application
  • Replacing light bulbs
  • Replacing carpet squares
  • Small roofing repairs
  • Organizing maintenance closets
  • Maintain, repair, and replace locksets, door handles, strikes, and hinges
  • Maintain the cleanliness and appearance of all machine rooms, electrical rooms, pump rooms, and cooling towers
  • Routinely inspect building and equipment to determine additional maintenance or repairs required
  • Mechanical / electrical repair and maintenance
  • Operate and maintain HVAC equipment and perform duties to resolve tenant HVAC issues
  • Replacing ballasts on florescent lights
  • Replacing outlets and light switches
  • Building systems repair and maintenance
  • Operate and maintain multiple building controls systems and access control systems
  • Additional duties as assigned, willingness to work on larger projects as needed in a team and solo environment

Desired Skills:

  • Familiarity with basic principles of mechanical systems
  • Strong sense of urgency and ability to prioritize multiple requests at a time from both internal and external clients, while successfully meeting deadlines
  • Able to work independently with minimum supervision or in a team atmosphere with the ability to adapt to multiple and varied responsibilities
  • Able to effectively interact with customers, technicians, sales, office and field personnel at all levels of an organization
  • Possess strong verbal, written, analytical, and interpersonal skills
  • Proficient computer skills including Microsoft Office and CMMS applications

Education/Qualifications:

  • High school diploma or GED
  • Pass a driving and criminal background check
  • Three years of relevant maintenance or related construction experience
  • Experience in a commercial or industrial work setting
  • Must have own transportation

Physical Demands:

  • Must be physically fit and able to carry/lift 65 lbs
  • Ability to work outside in high areas with a harness as needed
  • Be comfortable on ladders indoor and outdoors
  • Ability to stand, bend, squat, kneel, and sit for extended lengths of time
  • Ability to work with arms extended overhead

Schedule:

  • This is an on-call job. Must be able to respond to building related emergencies on a 24-hour basis.
  • Ability to work nights and weekends as needed.
  • 40 hour work week is an expectation

Salary: $40,000.00 to $65,000.00 /year
