The Maintenance Work Order Coordinator is responsible for managing and facilitating all residential property maintenance work orders from initiation to completion. This role involves coordinating with both property tenants (residents) and vendors, ensuring timely and efficient resolution of maintenance requests. Strong communication, organization, and problem-solving skills are essential, along with the ability to work in a fast-paced, customer service-oriented environment.

Key Responsibilities:
- Maintenance Management: Oversee and manage all maintenance activities through the work order system, ensuring tasks are completed efficiently.
- Work Order Coordination: Initiate and assign maintenance work orders to vendors, coordinating tasks with residents to ensure smooth execution and timely completion.
- Vendor Coordination: Liaise with external contractors and service providers, ensuring timely and proper completion of maintenance tasks.
- Scheduling: Prioritize and delegate maintenance tasks, coordinating with the manager to meet daily operational goals.
- Inventory Control: Assist in maintaining an inventory of supplies and equipment, ensuring all items are available and in good working condition.
- Record Keeping: Maintain detailed and accurate records of all work orders, invoices, and inspection reports.
- Communication: Serve as a key point of contact, facilitating prompt and effective communication between residents, vendors, and internal teams.
Qualifications:
- Minimum of 5 years in a customer service or support environment, with at least 1 year of experience in property maintenance or a related field strongly preferred.
- Proficient troubleshooting skills related to home maintenance, must understand home maintenance to ask relevant and necessary questions.
- Basic computer and software fundamentals; proficiency with Microsoft Office.
- High-level phone and email communication skills, with the ability to manage phone calls, emails, and text messages daily.
- Strong ability to work in a fast-paced, problem-solving environment and execute tasks to resolve issues.
- Demonstrated ability to prioritize tasks, manage multiple work orders, and maintain an organized workflow. Must be detail-oriented.
- Ability to liaise between departments, vendors, and tenants to resolve work order-related issues.
- Must have an updated computer with internet access, microphone, and webcam, as this position may be remote.
