Position Summary/Overview:
The Project Superintendent is solely responsible to provide on-site coordination for all phases of interior construction projects, including coordinating subcontractors, material and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget. Superintendent shall be responsible for scheduling, inspections, quality control, and job site safety.

Responsibilities:
Conduct field verification for projects and redline documents
Review field verification documents with project team for modification within the fabrication software and identity discrepancies of field conditions
Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion
Perform quality control duties and responsibilities regarding the work being performed
Communicate with project team regarding ASI’s, RFI’s, and Material Submittals
Ensure that subcontractor is fully executing and complying with his contracted scope of work
Coordinate required inspections with local jurisdictions and general contractor
Identify subcontractor non-compliance with safety, health, and environmental quality standards
Identify conflicts in construction progress and communicate them to project team for resolution
Assist in managing the schedule provided by the Project Manager by supervising the subcontractors and assisting in scheduling daily/weekly tasks of the subcontractors
Maintain daily log (written) of activities on the jobsite
Perform Superintendent duties at multiple job sites, simultaneously
Ensure subcontractor has corrected all deficiencies identified by project team
Walk full project site daily to monitor activities and assist in future planning
Preside over weekly subcontractor meetings designed to coordinate the work
Issue notices of non-compliance to subcontractors regarding quality of work or scheduling
Ensure that the job site is always kept in a clean and organized manner
Perform job progress and completion punch list identification and completion
Supervise all subcontractors, consultants and vendors daily
Ensure adequate man power is assigned to each task
Assist in budgeting of subcontracts
Gather project material submittals and maintain records of approvals at the job-site
Identify areas of work that are outside of subcontracted scope
Preside at pre-construction meeting with each subcontractor
Assist in hiring and training sub-tier employees

Qualifications:
Education/Experience

Bachelor’s degree (B.A.) from a four-year college in an Engineering discipline, Construction Management or Construction Engineering Technology
5 + years’ related experience of onsite installation/construction and superintendent experience for interior construction; or equivalent combination of education and experience
Experience in offsite/manufactured interior construction is preferred

Knowledge, Skills and Abilities:
Thorough knowledge of construction trades is essential
Understands means and methods of construction associated with the renovation of commercial and institutional buildings typical throughout California
Requires a working knowledge of architectural, mechanical and electrical work
Understands the sequencing of work and the strategy of creating effective project schedules
Ability to provide direction to and resolve problems amongst 30+ subcontractors and vendors
Ability to identify deficient work and provide resolutions
Requires the ability to read and understand construction documents
Ability to effectively communicate both orally and in writing
Must understand the function and purpose of the final solution, and have the ability and knowledge to challenge the appropriateness of the work in progress
Working knowledge of Microsoft office (Excel, Word, Project & Outlook). Procore is also preferred

Physical Requirements

Ability to visit entire job site, which may include climbing stairs or other elevated structures
Reaching with hands and arms
Climb or balance; stoop, kneel, crouch, or crawl
Occasional lifting and/or moving of up to 50 pounds.
Seeing, color perception, hearing/listening, clear speech, hand and finger dexterity
Ability to sit or stand for long periods of time
Complex reading and writing skills, basic math skills, judgement/decision making, analysis/comprehension

Working Environment

May be exposed to cold, wet and/or humid conditions
Works around moving mechanical parts, electricity and/or high, precarious places
Occasional exposure to fumes and/or toxic or caustic chemicals, and airborne particles
Works in a construction environment around loud noise
Nature of work may require working off hours and /or weekends, and time spent out of the office
