The salary range for this position: $28.00 - 32.00
Final salary is based on education, experience, skills relevant to the role, and internal equity.

Essential Functions
HVAC Maintenance — 60%

Repair, replace, operate, maintain, calibrate, test, and troubleshoot mechanical, electrical, and plumbing component used in HVAC

Perform preventive maintenance on HVAC equipment, this includes changing filters and maintaining compressors, fans, bearings, belts, dampers, coiling and piping.

Troubleshoot pneumatic, electrical, and digital controls

Manage Building Automation System (BMS)

Work with Lead Facilities Mechanic to coordinate repair work with HVAC vendors
Facilities Maintenance – 25%
- Provide complete and timely service on assigned tasks and work orders, which are received verbally, written or via electronic devices
- Troubleshoot and resolve various HVAC, electrical and plumbing issues
- Operate forklift, grounds vehicles, power tools, hand tools and related landscaping equipment
- Work with Lead Facilities Mechanic to ensure Maintenance Mechanics or vendors are contacted for repairs that require higher skilled work
- Pick-up and deliver equipment to the appropriate sites, and install equipment
- Repair, remove or replace plumbing fixtures.
- Repair light fixtures, replace light bulbs and fluorescent ballasts.
- Repair minor roof leaks.
- Repair or replace window, door, or cabinetry hardware. Repair fences and gates
- Clean bearings, fan housing, fan compartments, drain pans, and machine rooms
- Clean roof and patio drains
Safety Compliance — 10%
- Comply and ensure that safety and dress codes are carried out in accordance with department policies, including wearing assigned PPE
- Attend required training sessions on assigned PPE provided by the College
- Maintain clean and safe working environment
- Perform daily HVAC equipment clean-up and maintenance
Non-Essential — 5%
- Perform other related duties as assigned
Physical Demands and Working Environment

This is a full-time position with a schedule of Monday through Friday, 6am to 2pm, with occasional overtime. This position may require flexibility to work a staggered or alternate schedule to meet the demands of the work, which could include weekends, evenings and/or respond to emergencies.
Environment: Work is performed primarily in a shop setting or small spaces, with frequent interruptions and distractions; extended periods of time using shop equipment including computers, viewing computer monitors, hand tools, saws, power tools etc.; interactions with other individuals. Due to the nature of the work environment, there is exposure to loud noises, chemicals, fumes, dust and heat with the HVAC equipment such as compressors and exhaust fans while utilizing issued safety equipment. This position may also require occasional exposure to outdoor environments, including extreme weather conditions.
Physical: Primary functions require sufficient physical ability and mobility to work in an shop setting; to stand or walk for prolonged periods of time; including, bending, kneeling, crouching, reaching, squatting, and twisting; to lift, carry, push, and/or pull moderate to heavy amounts of weight (50 pounds, or team-lift up to 100 pounds); to operate office and shop equipment requiring repetitive hand movement and fine coordination, handle or feel objects, tools or controls; and to verbally communicate to exchange information. Tasks frequently involve use of ladders and scaffolding. Ability to operate large equipment, if needed such as scissor lifts, articulating booms, large forklifts, etc. Regular and consistent attendance are required for most positions.
Vision: Must be able to have the visual capacity to perform activities such as preparing and reading reports, viewing a computer terminal and other normal office work with or without correction.
Hearing: Must be able to communicate effectively in the course of normal office communication or exchange ideas with or without correction.

High school diploma or equivalent

5-year experience with technical building systems

CFC and EPA certification

Building Management System (BMS) software experience

Work Order Management system experience

Possess a valid California Driver License and proof of insurance

Read, write and understand the English language to be able to interact effectively with staff, faculty, contractors and vendors

Knowledge of good safety practices and procedures and the ability to put them into practice

Ability to read and interpret building floor plans and technical manuals

This job requires basic level knowledge and skills for minor repairs and maintaining compressors, fans, bearings, belts, dampers, filters, coiling and piping.

Ability to operate machine tools, motor vehicles (may include forklift), hand/power tools, and hydraulic/pneumatic equipment

Ability to troubleshoot and to sequence tasks for specific assignments
Preferred Qualifications
- Associates degree or technical degree from a recognized trade school, or equivalent experience
- Automated Logic Controls (ALC) experience preferred
