Job Title: Real Estate Development & Construction Project Manager

Overview:
The Project manager supports all development and property management areas and oversees Building Services Units. Working with Senior Management (s), they contribute to developing, planning, and executing new construction projects and major repairs to existing properties. The Project manager continuously reviews all organizational procedures and systems related to the construction and maintenance of the company's properties.
Position Objectives
· In collaboration, drive to completion of the development of affordable housing, including:
o Identify affordable housing development locations, funding programs, and overall viability
o Review project scope and plans and coordinate with consultants and vendors.
o In collaboration, drive construction to TCO
o Drive project completion to issuance of permanent CO and final closing
· Ensure the success of construction-related activities
o Timely completion
o Within budgetary parameters
o Meeting predetermined quality standards
Responsibilities/Duties/Functions/Tasks
· Be the point of contact for the external development team (architect, contractor, and consultants), gathering, organizing, and presenting information to the organization’s decision-makers through the initial closing.
Project Development
· Function as a key member of the development team
· Act as a liaison between the architect, general contractor, and funding entity(s) on matters related to construction and design
· Review project-related documents pertaining to project construction, including the scope of work, plans, budgets, environmental assessment documents, and construction requirements of funding entities.
· Facilitate the development of construction cost models
· Assist in identifying and evaluating project team members, including architects, general contractors, controlled inspectors, and other consultants
Construction Management
· Act as the representative of Highbridge Community Development Corporation, a non-profit organization dedicated to affordable housing, and its affiliates on construction-related activities.
· Ensure construction projects comply with contract documents and regulatory requirements.
· Track review, view, and make recommendations to senior management on all requisitions, change orders, and schedules
· Maintain and catalog all construction-related documents
· Facilitate quality compliance through regular job site inspections and reporting
· Ensure project close-out, including A&E sign-offs, DOB filings completed, warranties and guaranties obtained, and staff training/orientation
Property Assessment & Management
· Facilitate the ongoing assessment of properties owned by management and its affiliates.
· Create long-term (10-year) plans for the ongoing maintenance of properties.
· Catalog and maintain plans and other related documents for all properties
Organizational Development & Knowledge Management
· Ongoing review and assessment of all procedures and internal systems related to construction, capital repairs, facilities, and property management
· The development of internal systems improves efficiency in all aspects of construction, capital repairs, facilities, and property management processes.
Qualifications:
· Advanced degree in a related field (Construction Management, Engineering, Architecture) and/or equivalent experience
· At least seven years of construction/project management experience
· A working knowledge of affordable housing development
· Knowledge of city, state, and federal affordable housing programs construction requirements; NYC-HPD, NYC-HDC, NYS-HFA, NYS-AHC, NYS-NPC, NYS-HCR, and HUD.
· Demonstrated experience in organizational development and knowledge management
· Solid judgment and apparent leadership skills
· A team player who can interrelate and operate effectively with peers with varying skill sets and ability levels
· The ability to handle a variety of constituencies, manage multiple tasks simultaneously, and thrive in a complex environment with multiple priorities
· Impeccable integrity
Special Position Requirements
· Certifications as needed: NYC Scaffolding training, OSHA training, Property Management Certification
· May require some weekends and occasional late weekday evenings

Pay: $98,000.00 - $150,000.00 per year
