Under the general direction of the Property Manager, the Lead Maintenance will be responsible for the Maintenance staff. Including but not limited to the HVAC techs/Make-Ready techs, Groundskeeper/Porter and Housekeeping. The primary duties are to make sure that all work orders/make-readys are completed in a timely manner and delegate job duties accordingly to staff.
RESPONSIBILITIES
Must have HVAC or EPA certification and a pool certification Must have multifamily experience Must have a valid drivers license Having a "Hands-on" attitude with all job functions to assist with training staff We are looking for a detailed person to keep accurate reports and maintain logs A mentor who understands that ongoing training and growth within staff is important We are looking for someone who understands that safety is a priority This position is responsible for keeping a list of contractors and maintaining a relationship throughout the year Will need experience with keeping a budget and make recommendations when needed Knowledge of inventory control and keeping up-to-date with all equipment This person will act as security notating when unauthorized vehicles or personal come onto the property. Must be able to respond/react in an emergency situation.

## Responsibilities
- Analyze equipment performance and issues to determine root causes
- Fabricate parts and components as needed for repairs
- Conduct regular maintenance tasks to ensure optimal functionality of machinery
- Supervise maintenance staff and provide guidance on complex repairs
- Implement preventive maintenance programs to minimize downtime
- Maintain accurate maintenance records and documentation
- Previous experience in an industrial maintenance role is preferred
- Ability to lead a team of maintenance technicians effectively
