VP, Leasing Officer
Prologis is seeking a Vice President , Leasing in our Dallas, Texas office . This position will be responsible for leasing as well as identifying plans to maximize occupancy rates and rental revenues. This includes developing and maintaining relationships, negotiating leases as well as participating in the development of the marketing strategy for the assigned portfolio/sub-market.

Establish a favorable market presence for Prologis. Be the preferred landlord within your market. Establish and maintain a positive and professional relationship with the local brokerage and real estate communities, government officials and prospective tenants. Achieve superior ratings from Customers and Brokers. Build a high level of trust with the Customers and Brokerage community.
Meet customers on a regular basis and create relationships
Market vacant space to prospective tenants and brokers after thoroughly understanding tenant’s needs.
Arrange site tours for review of opportunities.
Prepare, present and negotiate new leases and renewals at acceptable market rates keeping in mind the market financial goals and direction. Analyze and negotiate lease transactions and make recommendations.
Thoroughly understand the financial aspects of a lease proposal, including the credit worthiness of prospective tenants, and its impact on Prologis and whether or not it is consistent with the Market/Region/Company business plan.
Adhere to management agreement contracts, ensuring that plans meet the tenants and Prologis standards, policies, goals and objectives.
Coordinate with internal teams (e.g., legal, accounting/finance, property management) as appropriate to manage contract/lease due diligence process necessary to complete transactions.
Renew existing tenants and manage the leasing of vacant space with listing Brokers. Achieve planned retention ratio, occupancy, and exceed market occupancy.
Periodically re-calibrate leasing marketing strategy.
Oversee the customization and distribution of marketing material. Collaborate with Corporate Marketing to develop additional marketing materials as needed. Develop comprehensive, protective, standardized and marketable lease documents.
Oversee and coordinate construction of tenant interior spaces including space planning, construction estimating, etc. Interface with architects, engineers, general contractors and other consultants to ensure smooth transition for tenants.
Know the market. Understand location, product, and supply and demand within your market. Visit the properties and competition regularly and stay on top of local politics.
Responsible for the preparation of annual leasing budgets, quarterly re-forecasts and status reports as required. Ownership and accountability is expected for properties’ operating performances.
Work with Market leadership to identify, negotiate and execute on acquisition targets and new business initiatives. Source new acquisitions/development opportunities and participate in underwriting and due diligence.
Support Regional leadership in preparing the Regional Strategic Plan for your market. The Plan would include strengths, weaknesses, concerns, action plan, short term and long term strategies.
Participate in division and corporate initiatives as required.
Attend weekly project meeting and participate in regional calls.
Direct support staff to ensure quality work is being generated while adhering to company policies and standards.
Contribute to group efficiency and procedures as opportunities allow.
Management responsibilities as needed.
Other duties as assigned.
Essential Skills & Experience:
Bachelor’s degree from a four-year college or university; and related experience and/or training; or equivalent combination of education and experience.
8 – 10 years minimum of experience in leasing and brokerage field and related business experience in connection with the sourcing, negotiation, and execution of commercial leases/contracts.
Must have persuasive presentation and negotiation skills.
Extensive transaction experience. Deal closer.

Strong background in institutional real estate and investments.
Understand the market as it relates to acquisition including knowledge of market demand and supply, vacancy, absorption, micro and macro issues relating to properties.
Strong understanding of building valuation methods (e.g., income, market, discounted cash flow, etc.).
Proven track record in analyzing, underwriting, negotiating and closing commercial real estate.
Demonstrated leadership skills, including the ability to motivate, make effective business decisions and active problem-solving.
Ability to effectively coordinate and promote individual efforts with the team.
Strong time management skills, including the ability to handle a large volume of projects and work independently.
Exceptional analytical and communication skills (written/oral).
Ability to exercise discretion when dealing with confidential information.
Ability to deal with ambiguity – can effectively cope with change, can shift gears comfortably, can decide and act without having the total picture, can comfortably handle risk and uncertainty.
PC Proficiency to include but not limited to MS Office applications (Word, Excel, Outlook, etc.) and ability to learn company specific software including internet searches/mining.
Must possess a driver’s license and the ability to operate a motor vehicle. Ability to travel to other company locations/properties.
