District Manager - Wisconsin Portfolio
Who We Are:
The Woda Group, Inc., and its affiliates are a rapidly growing development, construction, and property management organization headquartered in Columbus, Ohio. The organization specializes in providing quality affordable housing throughout the Midwest and Central Atlantic regions. Woda Management & Real Estate, LLC (“WM&RE”), the property management organization, currently manages over 10,000 housing units in over 300 housing communities. The management company has a concentration specifically on communities funded via the LIHTC program, Rural Development, and HUD Section 8, and other affordable programs. WM&RE has implemented Yardi Voyager software throughout its portfolio.
The purpose of the District Manager is to ensure that the Communities and staff employees assigned to the portfolio operate in compliance with all governmental and lender regulations, operate at the highest economic occupancy, operate with the greatest cash flow, and have the best curb appeal.
REQUIRED: 3-5 years’ experience with USDA Rural Development
Bachelor degree preferred.
Strong written and verbal communication skills.
Strong computer skills. Experience with Yardi Voyager.
Position requires travel to Community and/or Community locations and surrounding markets.
Oversee all aspects of the operations of the Community or Communities assigned.
Ensure all actions on site are conducted within the Woda Management & Real Estate, LLC, policies and procedures.
Ensure all residents conduct themselves per the terms of the lease and rules/regulations.
Ensure each resident file is in compliance with all SHFA commitments and any other governmental commitments. Ensure each resident file complies with any and all lender and investor commitments as well.
Manage the selection process of residents by the Community Manager.
Review all expenditures and ensure all Communities within their portfolio operate within budget.
Ensure the Communities in their portfolio have the highest and greatest curb appeal within the budget constraints.
Staff any open positions in their portfolio with qualified employees.
All management functions for employees reporting to them, including timecard approval, PTO approvals, attendance monitoring, reviews, etc.
Develop operating budgets.
Conduct regular Community inspections.
Evaluate cost efficiency of maintenance operations.
Complete market rent surveys.
Develop and manage advertising and marketing plans for the communities in their portfolio.
