Job Description:
Maintains safe and secure environment for customers and employees by patrolling and monitoring premises.

Responds to resident emergencies and helps determine further assistance needed

Documents all the daily occurrences within the security department.

Records visitors as they come to the property with the time they came in and when they left.

Conducts routine patrols and assists Residents, Guests and Employees with questions and concerns.

Monitors Fire Alarm Panel and responds to emergencies

Answer telephone calls to take messages, answer questions, and provide information during non-business hours

Position Summary
Responsible for maintaining a secure environment for all residents and associates within the building and on the community grounds. Greets visitors, monitors the inside and outside of the building, and responds to emergencies. Performs general housekeeping, maintenance and repairs of the physical structures of buildings and grounds. Performs preventive maintenance according to Company Policy and Procedure Manual.

Essential Duties
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Greets and monitors visitors and residents coming and going from the building. Logs all residents and visitors in and out.
Interacts with residents and guests in a friendly and courteous manner, providing assistance and directions as requested.
Monitors the inside and outside of the building and the parking lot; reports any abnormal findings to the Maintenance Director/Executive Director or to the proper authorities as the situation dictates.
Locks doors at designated time, according to community protocol. Checks the security of all doors regularly throughout the night.
Maintains familiarity with and monitors all emergency and safety equipment including security cameras, phones, and life safety systems.
Responds appropriately to emergencies by calling or contacting appropriate internal and external parties, according to established protocol. Assists with disaster management efforts and activities during evacuations (i.e. fires, hurricanes, etc.).
Answers the phone promptly. Responds to questions, directs calls, or takes messages as appropriate.
Escorts residents and visitors to the parking lot during evening hours, as requested.
Performs or oversees the performance of general cleaning and up keep of buildings, including buffing, sweeping, mopping, vacuuming, carpet cleaning, and washing windows.
Performs general repair of all areas of the building.
Assists other departments as requested, including moving furniture and unloading and storing supplies.
Abides by all State and Federal safety regulations including OSHA, EPA, MSDS and NEPA, as well as State Regulations.
Performs preventive maintenance according to Company policies and procedures in order to assure the building and its contents remain operable and in good condition.
Is available to residents to assist in periodic maintenance needs they may have.
Handles all chemicals according to manufacturers directions. Keeps all chemicals under lock and key when not in use for safety of residents.
May be required to handle leasing inquiries after hours and on weekends, making sure that accurate and timely information is provided to the Sales Director.
Is fully knowledgeable of the fire evacuation and disaster policy of the community and participates as assigned in fire and disaster drills.
Demonstrates an understanding of compliance and ethics program policies and procedures.
Completes all mandatory compliance, HIPAA and state and federal regulatory training as required.
Maintains appropriate degree of confidentiality.
Performs other duties as assigned and which relate to the success of the Company, and the Care, Comfort, and Happiness of our residents.
Education: High school diploma or general education degree (GED); or one to three years related experience and/or training; or equivalent combination of education and experience.
