Business Development, Industrial Division
Cubework, leader in creative space, co- warehousing, flex space, commercial and industrial storage, retail, pop- up shops, public indoor and outdoor marketplace, and coworking, is looking for a BD to join our team. With over 70+ locations and 15+ million square feet of industrial and commercial spaces, we are looking for a strong leader with a startup mentality to successfully scale our network of spaces.
This position will require the ability to travel as needed to support business development efforts throughout your assigned Region. This position is not a behind the desk job, we are looking for a strong candidate that understands how to develop a very niche market in industrial coworking and not afraid to roll up their sleeves and work in the field with our facility team members.
Responsibilities:
- Co-develop sales strategies and material content supporting companies’ sales revenue goals and objectives and support the BD division generating and leading strategies to increase revenue in the region.
- Lead negotiations to enable alliances whilst being conscious of the competitive environment. Secure new partner agreements in a timely fashion.
- Build long-term trusting relationships with clients and corporate partners.
- Develop and execute a yearly business plan, tracking results and adjusting to the market and brand needs.
- Analyze profitability and ensure the distribution strategy drives optimal return on investment.
- Work with the Business Development team to analyze opportunities, provide market insights and implement action plans on a weekly basis.
- The Business Development lead is responsible for developing new business opportunities and managing relationships with clients, project managers, engineers, general contractors, and sales team members.
- Identify new project opportunities utilizing multiple channels, including, but not limited to: Networking, email campaigns and cold calling efforts. This candidate will need to understand the companies’ sales and operational process.
- Create proposals, build, and conduct targeted presentations introducing the company and the Industrial Program’s capabilities and experiences.
- Learn of business reasons and requirements of new projects
- Identify and position CW capabilities to deliver consulting, planning, design, construction, and other related items to successfully launch a new facility in your selected region.
- Co-develop project proposals and deliver/present proposed solutions.
- Work with city planning and economic development.
- Negotiate contractual terms, conditions, and project deliverables.
- Accountable for each project lifecycle, from concept through the project close
- Maintain timely and accurate information within corporate CRM Solution
- Collaborates with Senior management, Pre-construction, Construction, and other CW teams.
- Takes ownership over own role, demonstrates initiative, innovation, and leadership in advancing the company’s objectives.

- Understanding warehouse logistics and layouts a plus
- Travel as needed.
Qualifications:
Business Development experience in the industrial construction or similar arena with a successful track record of building relationships.
Proven ability to establish profitable relationships with decision makers at companies and organizations. Outstanding presentation and relationship building skills.
Bachelor's Degree
Ability to travel as needed.
5-year minimum sales management experience

Pay: $75,632.00 - $84,736.00 per year
