About the role
The Project Manager for Multifamily Renovations supervises assigned project(s) in the execution of renovation activity on projects affiliated with the Multifamily Portfolio. This position is responsible for leading renovation activity and its adherence to the schedule, budget, and all standard operating procedures. The position is responsible for scope development, project cost negotiation, agreement document development, project oversight, payment approvals and budget adherence.
What you'll be doing
Develops scopes of work, solicit bids and negotiate best quality and value.
Establishes relationships with subcontractors in order to best accomplish renovation objectives.
Creates and executes all service agreements including the coordination of all exhibits necessary to complete the respective agreement.
Obtains all documentation related to required certifications, licenses, and permits necessary to complete the scopes of work.
Oversees all aspects of the contractors work.
Ensures that renovation/construction contractors execute all work in compliance with BBC safety, environmental, sustainability, quality, and timeliness guidelines.
Obtains all required lien waivers.
Collaborates with on-site team to coordinate proper communication between site and residents regarding renovation/construction work.
Prepares all of the necessary paperwork and attend draw meetings with Owners, Lenders and other personnel as required.
Monitors and clearly report progress on renovation projects occurring simultaneously.
Foster good working relationships to ensure efficient and effective communication between all levels and business units.
Supports assigned projects and corporate requirements related to financial auditing as required.
All other duties and responsibilities as defined by the Regional Facilities Manager.
Work is performed in a field environment. Employee typically interacts directly with vendors, contractors, corporate staff, executive staff, owner representatives (customers), and other staff members of the field organization.
Typical Physical Demands: Sit and stand to do clerical work. Regularly lift and move equipment and supplies up to 50 lbs.
Who we're looking for
Bachelor s degree and/or 10+ years experience in the renovation/construction management industry.
Must possess 10 years supervisory experience in a multi-site, project environment.
Excellent written and verbal communication skills required.
Proficient computer knowledge in Microsoft Office (Word, Outlook, Excel and Power Point) required.
Accuracy, attention to detail, and strong analytical skills required.
Must be available to travel approximately 60% within portfolio and company footprint.
Ability to work in a fast paced environment and adept at supporting multiple team members and member of the management team with changing responsibilities.
Possession of a valid state issued Drivers License and safe driving record are required.
