Greenworks Lending is a rapidly growing company with the goal of changing how our country's buildings produce and use energy. We finance clean energy retrofits and clean new construction on commercial building through an innovative program called C-PACE (Commercial Property Assessed Clean Energy). C-PACE is a public-private financing mechanism through which private lenders provide low-cost, long-term funding for energy efficiency, renewable energy and water conservation projects in commercial properties. C-PACE financing is repaid as an assessment on the property's regular tax bill and processed the same way as other local public benefit assessments have been for decades. C-PACE is gaining traction among real estate owners and developers who are incorporating this specialty financing into their capital stacks.
Greenworks Lending is the nation's leading C-PACE provider, currently active in 19 states and the District of Columbia. We have offices in Darien, CT (HQ), New York, NY, Bethesda, MD and San Francisco, CA. We are scaling our company to meet the growing demand for C-PACE financing, and we are currently hiring a Finance Manager/Associate to support our Principal Transactions team.
The Finance Manager/Director plays a critical role in real estate loan underwriting as well as project development, including the support of loan origination. The Finance Manager/Director supports Greenworks Lending as it advances both simple retrofit and complex or new construction commercial projects through to loan closing. Thorough, accurate underwriting is crucial to the continued success of both the burgeoning PACE industry and Greenworks ability to offer lowest possible rates to borrowers.
This position will support projects nationally and will be based out of the Darien, CT office, with the ability to work from the New York City office up to three days per week. The Finance Manager/Director will benefit from rapid on-the-job learning, unparalleled strategic input, exposure to a wide range of commercial real estate topics, access to company executives and tremendous growth potential.
Key responsibilities include:
Underwriting / assessing the risk of real estate loan transactions of varying complexity
Reviewing property owner financial documentation for debt service coverage ability and balance sheet health
Analyzing property value using appraisals and third party market data to perform independent valuations
Preparing and defending credit memos that are presented to committee for approval
Reviewing projects involving more complex real estate topics including: gut renovation and ground up construction projects, repositionings, special use property finance, tax credit financing, EB-5 and TIF financing, development ownership & waterfall structures, condominimums, and construction loan documentation
Completing loan files accurately and thoroughly, including proper documentation, exception tracking, etc.
Supporting the business development team around underwriting processes and requirements
Supporting loan pipeline from origination to closing
Supporting relationships with commercial clean energy contractors, building owners, and other industry stakeholders
The Finance Associate role is a position for highly qualified graduates of competitive universities with 3+ years of experience. Top candidates will have the following characteristics:
Background in real estate, economics or finance preferred
3+ Years relevant work experience or graduate degree preferred
Familiarity with real estate topics preferred, including: net operating income, cash flow analysis, valuation methodology, market analysis, development, commercial lending,
Familiarity with some specialty real estate topics preferred, including: incentive financing (tax credits, EB-5, TIF), construction management, ownership structures and waterfalls, complex financial modeling etc.
Ability to think strategically and creatively in a continuous learning environment
Effective problem identification and solution skills
Excellent interpersonal skills (phone and in-person) and written and verbal communication skills
Customer service orientation: ability to engage positively with both external and internal stakeholders
Project Management and Organization
Exceptional ability to self-manage a large volume of tasks, coordinate several projects simultaneously and respond to changes in priority. High level of adaptability to a quickly changing environment
Strong organizational and analytical skills and attention to detail
Demonstrated program/project management skills and comfort working on teams
Competence with excel required
Familiarity with financial modeling, real estate data analysis (CoStar, REIS, RCA, etc), real estate documentation, and Salesforce/CRM software are preferred
