Responsible for professionally managing a pipeline of loans that will need to be closed including preparing and ensuring the completeness and accuracy of mortgage loan closing documents according to Bank policy and procedures and regulatory requirements. Completes the mortgage loan process by explaining the closing documents to the customer and obtaining all proper signatures; offering additional bank services and products; preparing applicable loan documents for recording; disbursing the funds to the seller, realtor, previous mortgage company, etc. and preparing the documents for imaging and permanent storage.
Reviews the loan file and completes an assessment of any outstanding supporting documents or actions that may need to be performed (orders title commitments, gap reports, verbal employment verifications, final inspections, ensures the appraisal has been delivered to the customer, underwriting requirements have been properly cleared, ensures the PMI Certificate has been received and is accurate, and other related duties) and completes the necessary tasks as applicable. Prepares closing documents by updating and entering all relevant information in the loan origination system, printing all applicable documents, and performs a pre-closing review to ensure accuracy of the documents prior to closing. Provides necessary copies of completed documents to all applicable parties in a timely manner.
Meets with the borrowers, sellers, and realtors to close the loan. This includes explaining all the loan documents, obtaining all required signatures and notaries, offering bank services including debt protection, preauthorized payment options and bank products including retail deposit accounts, and the collection of necessary funds according to the loan settlement statement.
Performs after closing responsibilities including but not limited to preparing and uploading documents for electronic recording; distributing appropriate closing documents to the Loan Servicing Department; completing the Loan Setup Worksheet, uploading all closing documents to the electronic loan folder and submitting the loan to the Uploading workflow; ensuring the loan-in-process account has been properly balanced; preparing and submitting the evidentiary documents file to the Records Department for safekeeping.
Review closer pipeline resources (reports, searches, etc.) to manage flow of anticipated closings. Keeps information current in all software applications to ensure pipeline information is accurate.
Communicate with borrowers and realtors to schedule closings based on real estate contract dates and file completeness. Update scheduled closing date in loan origination system as soon as possible.
Use every customer contact as an opportunity to advise customers about additional services or programs that might benefit them.
Closer is expected to complete minimum volume expectations, which is directed by management as volume demands change.
Must comply with bank policies and procedures, and applicable laws and regulations, including but not limited to, the Bank Secrecy Act, the Patriot Act, and the Office of Foreign Assets Control.
Provides professional, friendly and reliable customer service to all external and internal contacts.
Perform primarily sedentary work with limited physical exertion and occasional lifting of up to 10 lbs. Must be capable of climbing / descending stairs in emergency situation. Must be able to operate routine office equipment including telephone, copier, facsimile, and calculator. Must be able to routinely perform work on computer for an average of 6-8 hours per day, when necessary. Must be able to work extended hours whenever required or requested by management. Must be capable of regular, reliable and timely
