Manages all aspects of a single property or portfolio of commercial or retail properties. Oversees all aspects of day-to-day operations of the property, including but not limited to accounting, tenant relations, and property maintenance.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Responds to tenant needs, ensuring that administrative and building technical staff/facilities/maintenance resolve problems promptly
Responsible for Tenant and Capital Improvements
Ensures that services are provided in compliance with policies, procedures, regulations and contractual obligations and standards
Performs quarterly property inspections and visits sites whenever necessary
Recommends and/or approves alterations, maintenance and reconditioning as necessary.
Contracts for and supervises vendor services
At owner's discretion, markets and leases the property, qualifying and showing space to prospective tenants, and negotiating new leases and lease renewals
Coordinates tenant move-ins and move-outs, and walk-through spaces with tenants and/or Facilities.
Prepares and delivers timely, accurate and complete reports
Develops budgets for departmental approval
Forecasts management plans and prepares monthly performance, explaining variances
Collects rent and pays expenses in compliance with lease terms
Ensures all required legal notices are prepared and recommends and coordinates legal action as necessary
Reviews and reconciles tenant rent and Common Area Maintenance (CAM) recovery charges
Reviews and disputes Property Tax Assessments as needed
Oversees resolution of Hazardous Materials/Environmental issues
Negotiates early lease terminations
Provides lease analysis for review and approval
May submit Work Orders to Facilities or within department’s database and reviews Work Order status reports
Performs other duties as required
EDUCATION and EXPERIENCE:
Bachelor's degree (BA/BS) in Business, Real Estate, Finance, or Accounting from a four-year college or university and a minimum of four years of related experience and/or training or at least six years of related experience as a commercial Property Manager.
CERTIFICATES and/or LICENSES:
CA Bureau of Real estate license required. CPM or RPA professional designation or candidacy preferred.
Excellent written and verbal communication skills. Ability to provide efficient, timely, reliable and courteous service to customers. Possesses the ability to effectively present information and respond effectively to sensitive issues.
Advanced knowledge of financial terms and principles. Ability to calculate intermediate figures such as percentages, discounts, and commissions. Conducts advanced financial analysis.
REASONING ABILITY: Ability to comprehend, analyze, and interpret complex documents. Ability to solve problems involving several options in situations. Requires advanced analytical and quantitative skills.
OTHER SKILLS and ABILITIES:
Intermediate to advanced skills with Microsoft Office Suite
Familiarity with Yardi, CTI or other Property Management/Accounting software
Detail oriented; ability to multi-task
SCOPE OF RESPONSIBILITY:
Decisions made with thorough understanding of procedures, company policies, and business practices to achieve general results and department deadlines. Responsible for setting work unit and/or project deadlines. Errors in judgement may cause long-term impact to organization.
HOURS AND COMMITMENT:
This is a full-time position Monday - Friday and on call after-hours.
