The Purchasing Manager will conduct the business unit’s purchasing processes to include vendor solicitation and pre-qualification; contract bidding; estimating; negotiation and award; vendor performance feedback and monitoring; dispute resolution; and vendor management.

  • Ensure that purchasing policy and procedures are accurately followed by the Community team and Trade Partners.
  • Select Trade Partners for the business unit’s labor pool.
  • Prepare business unit or bid area contracts for execution by the Division manager.
  • Manage the maintenance of the contract cost database on BuilderTrend for all models and communities.
  • Coordinate business-unit wide initiatives that affect the purchasing department.
  • Select community-specific Trade Partners.
  • Analyze community specific bids from Trade Partners.
  • Negotiate and finalize community-specific prices with Trade Partners.
  • Execute community-specific contracts with Trade Partners.
  • Resolve community-specific vendor disputes.
  • Present community construction cost information in pre-sellout and sellout meetings.
  • Set-up and maintain purchasing master data information in BuilderTrend system.

A bachelor's degree in construction management or similar discipline and 5 to 7 years of experience in purchasing procurement activities in the construction industry required. Successful candidate must maintain a valid driver's license.

Candidate must proactively face challenges while being committed to providing customers with excellent services and products. The capacity for directing others while under pressure and maintaining a high level of ethics and integrity in all dealings is a must. Strategic planning abilities, handling multiple tasks with simultaneous deadlines and demonstrating good judgment and decision-making skills are necessities for this position. The candidate must have a proven track record of success in building effective teams and interpersonal relationships while steadfastly pushing self and others for results.
