Position Summary:
Advance American Labs (AAL) is a new research and development facility located near Atlanta, Georgia. The new building is a 40,000 sq ft facility with state-of-the-art laboratory and manufacturing operations. There are plans to expand this facility within the next year.
The Maintenance Supervisor will provide leadership for a large 24/7 maintenance team with multiple work schedules, who supports the production of multiple product platforms and provides leadership for the site utilities, which include steam boilers, air compressors, and HVAC. This position requires considerable interaction with plant floor personnel, leadership team, engineering, external support, and vendors. The Maintenance Supervisor is responsible for building technical capability across the platform to develop self-sufficient autonomous teams. The Maintenance Supervisor works to improve the reliability of the systems through ownership of defect handling, breakdown elimination and planning and scheduling. In addition, the Maintenance Supervisor works to eliminate losses following a rigorous daily process that is data driven and focused on root cause elimination.
Essential Duties:
- Provide Leadership and Development of maintenance department personnel
- Supervise and perform general maintenance and repair to facility and equipment by staff or contractors.
- Ability to assess the need for repairs and either perform the repairs for plumbing, electrical, woodwork, tile, heating, air conditioning, etc., or secure the appropriate contractors to perform these jobs.
- May develop preventive maintenance schedule and perform service as needed on facility equipment.
- Complete regular inspections of all fire prevention equipment at facility, which includes timely inspections of fire alarm reporting systems, generator, filter change and fire extinguisher check.
- May interview prospective employees, make employment recommendations and/or decisions and ensure employees receive appropriate orientation for their roles.
- Provide guidance and direction to staff and encourage/build mutual trust, respect and cooperation
- Ownership of PM and PDM system, integration and utilization of predictive analytics, and inventory of critical spare parts
- Support & lead maintenance technician teams and team members with an emphasis-on and commitment-to Safety, Quality, & Environmental
- Support & lead comprehensive failure diagnosis and the subsequent execution of repair/replacement plans. Ensure maintenance systems & information databases are properly utilized, maintained & controlled
- Support planned maintenance outage planning & scheduling processes. Lead the successful execution of planned work
- Manage the maintenance staffing plan & Budget
- Lead spare parts program
- Manage and oversee the community’s maintenance and preventative maintenance systems: HVAC, plumbing, electrical, appliances, carpentry.
- Build and develop a skilled team of professionals to efficiently handle a myriad of challenges.
- Work collectively with the management on budget, while ensuring high levels of service are delivered.
- Manage the inspection schedule, ensuring proper maintenance and upkeep of assets.
- Maintain a strong relationship and open communication with residents, yielding the highest level of satisfaction.
- Forecast maintenance needs to stay in front of issues before they become problems.
- Supervises maintenance personnel, including planning, scheduling, organizing and directing work.
- Coordinates and directs work performed by external maintenance service providers, such as Electrical, Plumbing, HT/AC, Grounds, Snow removal, building systems maintenance, etc.
- Performs maintenance and repair work involving multiple trade skills such as, Painting, Carpentry, Plaster/Drywall repair, minor plumbing, installation of appliances and fixtures, etc.
- Maintains and repairs tools and equipment.
- Performs special projects as required.
Physical Requirements:
- Ability to tolerate sustained standing/walking up to 10 to 12 hour shifts
- Ability to carry, twist, push, pull products and lift up to 50 lbs.
- Ability to utilize good eye-hand coordination.
Required Experience, Skills, and Education:
- Minimum of 3-5 years of manufacturing or similar industrial experience (5-7 years preferred) BS in Engineering (EE, ME, ChE) or equivalent combination of education and experience
- If non-degreed, must be practitioner level as it relates to performing maintenance or similar skilled work in a manufacturing environment
- Leadership experience in a manufacturing environment
- Demonstrated understanding of technology, including complexities of products, equipment, and costs
- Demonstrated understanding of proper elements of Preventive/Predictive Maintenance program
- Experience with World Class Maintenance, TPM, or similar systems
- Ability to lead technical resources through complex breakdown or equipment issues
- Achieves technical mastery of equipment and develops it in others
- Good understanding of mechanical processes, both hands on and theory
- Understanding of maintenance and reliability performance metrics
- Demonstrated skills in servant leadership, problem solving, coaching and training
- Ability to work off-shifts and weekends as needed

Job Type: Full-time
Pay: $20.00 - $24.00 per hour
Expected hours: 45 – 50 per week
