The Leasing and Marketing Manager manages the sales and marketing strategies for the property to ensure full market occupancy or 100% occupancy. The primary focus is the overall development of the marketing plan, the supervision of the leasing staff, and the development of a positive relationship with the university. The LMM identifies leasing challenges through the analysis of the University housing types and competitors and develops programs to overcome these challenges.
Collaborates with the Community Manager and the corporate sales and marketing team to develop the Leasing and Marketing Plan and sales strategies to achieve budgeted occupancy for the property; the LMM must maintain a thorough product knowledge and develop and awareness of both the property and competitive communities to sell the property to achieve property marketing goals. Executes the competitive market survey report as needed.
Works with corporate staff and Community Manager to produce and update all print advertising and all marketing collateral materials to include technology such as the property web page, Facebook, etc., to market the property to full occupancy.
Track and evaluate all leasing statistics and demographics of the property through the use of e-Site and other techniques and develops the weekly sales report for review by executive management; prepares competitive market surveys as needed.
Oversees curb appeal of the property, including cleanliness and ambience of the property with listed amenities. Keeps model apartment clean and attractive for tours. Ensures market ready condition of units for resident move-in.
Conducts on-going training sessions for staff and ensures that staff completes all required training through the Grace Hill training program. Supervises, trains, and motivates all leasing representatives and student workers involved in leasing and coaches the staff to the successful conclusion of full occupancy.
Maintains regular liaison with University and remains current with admission standards, admission timing, and the academic calendar for freshman, returning residents, transfer students, and both graduate and professional schools. Enhances relationship with the University through periodic meetings and activities.
In conjunction with the CM/GM and Resident Services Manager, executes activities and events that foster an enjoyable, safe, and positive atmosphere for the residents to encourage resident retention.
Education and Experience – A Bachelor’s degree or equivalent and related work experience is required.
Physical and Environmental – The ability to see, hear, speak, comprehend, and communicate are required. The position may require the ability to physically inspect the properties, construction projects, and portfolio, plus the Leasing and Marketing Manager must possess any abilities and skills required to carry out the responsibilities outlined above, even if not specifically mentioned herein.
