GENERAL SUMMARY & SCOPE

This position is part of the Facilities Management team which supports ULTA’s retail locations by providing a safe, clean and functional retail environment. The Property Manager will play a critical role within the department by acting as the main point of contact for ULTA’s Landlords and onsite management in an effort to address and resolve a wide range of building and infrastructure related issues.

PRINCIPAL DUTIES & RESPONSIBILITIES (*Essential Functions)

Expedite repairs that are the responsibility of the Landlord which affect ULTA brand standards through a computerized maintenance management system
Provide timely and accurate interpretation of lease documentation to others within Ulta Beauty
Partner with Facility Specialists to resolve Landlord/Tenant responsibility conflicts
Prepare written notices/correspondence to Landlord
Support internal business partners with resolution of field related disputes and property needs
Responsible for all communication and coordination with Landlords related to special projects (Holiday Storage, HVAC Retrofit, Parking Lot Lighting)
Proactively monitor and document conditions of mall common areas to ensure functionality, safety and aesthetics
Address requests and notifications from mall management, municipalities and government agencies/entities
Create and maintain a documentation process to include; history of site specific events, equipment age/condition and other facility related matters for Real Estate Executives
Work with cross functional business partners including; Construction, Energy Management, Legal and Finance to support key business strategies, projects and reporting requirements
JOB REQUIREMENTS

Bachelor's degree, and/or 5-10 years of Retail Property Management experience
MBA preferred
Excellent problem solving skills
Strong organizational and influencing skills
Excellent oral and written communication skills
Strong process improvement and project management skills
Ability to gather, evaluate and summarize data
Exceptional financial acumen
Excel and PowerPoint skills required; knowledge of Access a plus
SPECIAL POSITION REQUIREMENTS

Ability to work from the Bolingbrook corporate office
Ability to travel on a limited basis (5-10%)
