The Lead Engineer will grow/lead a team of facilities engineers in supporting several high-profile life science locations in the Seaport (Boston, MA). Responsibilities include managing day-to-day facilities operations, small to large-scale construction efforts, and be the main point of contact for client/owner.
Position Schedule – 6:00AM to 2:30PM Monday through Friday and as needed.
Site Description/s – State of the art life science facilities supported by geothermal, solar, steam, absorption/centrifugal chilled water, heat recovery, and rain collection/distribution systems.
Function –
The Lead Engineer must ensure the highest level of professionalism while meeting the clients’ needs, and a commitment to achieving the goal of 100% uptime throughout the engineering team. Responsible for the operational management and effective daily leadership and administration of the engineering team with the objectives of safely, efficiently, and effectively operating machinery and systems in a cost-effective manner. The Lead Engineer will implement and manage the reliability-based maintenance function. Responsible for protecting and improving the value of the client’s assets and ensuring that building engineering systems continue to perform their intended function. The Lead Engineer also executes equipment inspection and monitoring programs; defines and implements maintenance best practices to improve overall mechanical equipment uptime; and continuously evaluates current maintenance, operations and reliability methods and implements changes to enhance effectiveness at increasing value-maximizing performance.
Job Responsibilities –
- Monitors operation and maintains refrigeration and air conditioning equipment; heating, ventilating, and hot water equipment; pumps, valves, piping, and filters; other mechanical and electrical equipment; reviewing logs as necessary to assure proper operation of equipment; responsible for reporting any problems/malfunctions on an as need basis. Performs preventive tasks when required. Oversees repair and maintenance of MEP systems; determines frequency of repair and/or maintenance of MEP systems.
- Ensures the availability of an adequate inventory of tools and other supplies to operate the building. Specific duties include but are not limited to preparing and submitting purchase orders requests, developing sources for stock materials, and performing periodic checks of inventory levels and equipment conditions.
- Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings.
- Identify safety hazards within the building and incorporate the remediation of hazards to ensure the building’s staff and occupants work in a safe environment. Implement, administer, and manage safety training program.
- Ensure that compliance of all regulatory laws and guidelines are met as they relate to the operation of the building’s infrastructure. Responsible for alerting management of building discrepancies.
- Maintain all infrastructure and compliance documentation for the building including up-to-date building drawings and single lines as well as documentation mandated to maintain regulatory compliance with Federal, State or Local law.
- Supervise and manage building engineers and maintenance staff including hiring, training, and development.
- Ensure that the FWF (Facility Workflow) is a well-understood process among the building staff, engineers, tenants, and contractors who perform work on the building’s critical infrastructure.
- Develop QA/QC processes.
- Facilitate MEP and infrastructure assessments.
- Provide a greater emphasis on the management of preventative vs. corrective maintenance.
- Support and continue implementation of recent staff schedule changes.
- Assist with design standards and be a resource for operational issues.
- Provides training and support aimed at expanding the capabilities of the operations staff. Specific duties include but are not limited to demonstrating the proper use and care of tools and instruments, giving hands-on instruction in basic maintenance, safety and troubleshooting procedures, recommending relevant outside engineering courses for enrollment, and instilling an overall level of professionalism in manner and appearance.
- Stays abreast of changes (safety and code) in the field through seminars and other educational means.
- Provides information for input to client work order tracking system to initiate work orders for unscheduled jobs, develop materials lists for ordering, and may be required to provide technical support for projects.

- Safety expectations include, but are not limited to, Performing Audits and Observations.
- Operations and maintenance of all (HVAC) heating, ventilation & air conditioning systems, to include, lab equipment (refrigerators/freezers), (PTACs) packaged terminal air conditioners, RTU’s, Built up systems and Chillers.
- Inspect or maintain all life safety equipment, including exit signs, emergency lighting, eye wash stations, AEDs, fire extinguishers and fire protection systems (inspected and repaired by Service Company).
- Ensure that equipment operates safely and economically and within established limits by monitoring meters, gauges, and computerized controls.
- Routinely check safety devices, identifying and correcting any trouble that develops.
- Maintain a strong customer service-oriented relationship with client, employees, and managers.
- Conduct day-to-day activities necessary to provide for the safety and comfort of the facility occupants.
- Execute preventive maintenance programs to protect the value and extend the life of all facility equipment to insure cost-effective operation.
- Identify required repairs and potential problems via work order to the Director of Operations.
- Report all equipment failures to your Director of Operations.
- When scheduled, maintain on-call status 24-hrs daily for immediate action pertaining to critical systems failure.
- Exhibit professional appearance, including proper maintenance of company uniforms.
- Practice client security regulations and procedures.
- Provide project supervision of subcontractors.
- Assist in the soliciting proposals as necessary on-site.
- Responsible for overseeing the activities of contractors working within the building either as representatives of the building itself or tenants operating within the buildings.
- Support on-call rotation.
- Completes work in accordance with UG2's Standard Operating Procedures and Work Instructions.
Requirements (Knowledge, Abilities, Skills, and Education and/or Experience) –
- Bachelor's degree in a related field of study or an equivalent level of professional education.
- Trade licensure through college or technical school or five to seven years related experience and/or training; or equivalent combination of education and experience.
- Experience with operating, troubleshooting, and maintaining a central plant including large tonnage chillers, commercial boilers and building automation systems.

Certificates, Licenses, Registrations –
- Universal CFC is preferred.
- Technical degree in HVAC, Plumbing, or Electrical or five or more years of related experience, preferred.
- Wastewater treatment licensure is preferred.
- Steam operator’s licensure is preferred.
Other Skills and Abilities –
- Mechanical and electrical aptitude with large tonnage HVAC equipment is required.
- Must be able to service cooling towers, support MEP maintenance/repair (chillers, heat-recovery, geothermal, solar, etc.) service & repair VAV/FCU/EVAV boxes and troubleshoot and repair energy management controls and programming.
- Must be able to work varying shifts, weekends, and holidays as needed.

- Physical Demands: Ability to lift 45 pounds, perform physical labor, and maintain a clean and organized work environment.
