Construction Manager

Primary Purpose of Position:
Day to day management of the projects during new construction by interfacing with the General Contractor, Architect and other consultants. Maintenance of budget, quality and schedule will be primary functions.

Essential Functions:
Represent Boston Properties’ interest in the individual projects.
Interface and be a primary point of contact for designers, general contractors and property management.
Provide day to day management, oversight, technical direction, and coordination of all construction activities for the duration of the individual projects.
Prepare request for proposal packages, administer bids and review pricing.
Prepare contract for construction.
Support Project Manager in management of design and tenants including budgeting and scheduling.
Coordinate, review and interpret contract documents.
Administer “Work Letter” portion of lease agreements, if applicable.
Issue Field Orders and maintain logs to track project cost.
Plan, assist in development and monitor the general contractor’s construction schedule.
Evaluate general contractor’s applications for payment requests.
Evaluate and negotiate general contractor’s cost proposals.
Participate in and take a leadership role in weekly construction meetings.
Provide leadership and direction during the design and construction phases of each project.
Maintain Boston Properties’ record set of documents.
Monitor and review RFI and submittal process.
Inspect work on a frequent basis.
Administer punch list and project close-out activities, including acceptance and completion of project.
Interface with permit plan reviewers and inspectors, utility companies and other AHJ officials.
Coordinate, communicate and plan with neighboring tenants and adjacent land owners.
Prepare monthly progress reports for senior management.
Participate in the design process providing budget, schedule and constructability input.

Non-Essential Functions:
Participate in industry organizations, functions and events.

Requirements and Qualifications:
A BA/BS degree required with a concentration in construction technology, building construction, civil engineering, architecture or other related field.
A minimum of 3-5 years of progressively responsible experience with a commercial real estate developer, general contractor, construction manager or other closely related company.
Previous estimating experience of construction projects is desirable.
Previous project management experience preferred.
Ability to interact with co-workers, contractors, tenants, architects, engineers and vendors in an articulate, courteous, and business-like manner.
Possess strong analytical and problem-solving skills
Excellent verbal and written communication skills.
Ability to handle multiple tasks simultaneously while under pressure.
Ability to produce quality work in consistent manner.
Ability to manage complex, multifaceted projects and teams.

Proficiency in Excel, Microsoft Word and Lotus Notes.
Microsoft Project preferred. CAD desirable.

Physical Requirements:
Involves work of a general office nature usually performed sitting such as operation of a computer.
Involves work of a general office nature usually performed standing such as operation of a fax and printer.
Involves movement between departments and buildings to facilitate work.
Must be able to traverse projects on a daily basis including climbing ladders and stairs on the construction site. Lifting is necessary and generally requires lifting and moving plans and/or boxes generally weighing 20-30 lbs.
