We are currently seeking a qualified Property Manager to enhance the value of a fast paced Apartment Community with 200+ units.
Primary Role:
The Property Manager oversees all matters in the operation of assigned apartment community. The Property Manager provides leadership to team members and superior customer service to residents while maximizing revenue and minimizing expenses. The location is assigned at the discretion of the Corporate Team and the schedule may vary depending on the needs of the Company requiring the ability to travel, at the Company’s expense, to multiple locations and be adaptable for a changing schedule.
Relationships:
- Reports to: Regional Property Manager
- Maintains relationships with: Suppliers, vendors, and others serving the property; and supervises all on-site personnel at assigned property.
Responsibilities:
The activities listed here are not all-inclusive; rather, they indicate the types of activities normally performed by this position.
- Manages all leasing, customer service, maintenance and accounting functions for the property.
- Prepares, processes, and oversees the process of Rental/Lease Agreements. Signs all Rental Agreements and related forms.
- Oversees the process of collecting and posting all rents, tracking collections, pursuing delinquent accounts, issuing notices to residents, and attend eviction proceedings in court as needed.
- Resolves resident problems in a timely and courteous manner. Escalates serious issues to the Regional Property Manager as required.
- Actively monitors and manages the property marketing plan.
- Interviews, hires, trains and supervise all employees in accordance with the company's policy under the direction of the Regional Property Manager.
- Prepares written counseling when needed and submits to Regional Property Manager, asks for assistance if needed.
- Prepares annual performance review of employees, submits to Regional Property Manager for approval.
- Maintains and participates in a constant and thorough training program with employees to ensure they are providing unparalleled customer service, closing the maximum number of leases, and maintaining proper files and financial records.
- Directs the maintenance staff to ensure that unit turns are completed in a timely and cost-effective manner, that there is a strong preventative maintenance program in place, and that all work orders are resolved in a swift and friendly fashion.
- Supervises outside contractors working at the community and reviews all contracts prior to approval by the Regional Property Manager.
- Operates the property within the established budget and alerts the Regional Property Manager of any significant variances. Reviews monthly financials and determines all necessary accruals.
- Walks the property on a regular basis, to include tour paths, vacant apartments and models to ensure that they meet company standards.

Qualifications (Ideal):

- Minimum three years of multifamily industry experience including management, leasing and resident relations.
- Strong bookkeeping skills and financial acumen.
- College degree or property management certification/accreditation preferred.
- Yardi Voyager 6.0 knowledge.
- Microsoft Office Suite including Word and Excel.
- Understanding of tenant and Fair Housing laws and regulations.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
- Ability to write routine reports and correspondence.
- Ability to speak effectively and professionally before groups of residents, property owners or employees of organization.
Job Type: Full-time
Pay: $55,000.00 - $62,000.00 per year
