Key Responsibilities:
The Vice President, Property Operations will lead and direct the property management organization. They will mentor an industry leading team to meet the goals of ongoing excellence in property management. Through Regional Portfolio Managers, and our Property Management Trainer, VP will ensure robust training and appropriate functions are in place at all properties.
Serve as a leader and creative thinker for the value creation and capital improvement projects that will enable outperformance of individual properties and the overall portfolio.
Continually monitor property operating and financial performance through the year. On an ongoing basis, develop and implement adjustments to strategic and operating plans, as appropriate. In coordination with Regional Portfolio Managers, monitor on-site staff and activities to ensure that (1) the operating plan is being carried out and (2) the company’s objectives are being satisfied with regard to property maintenance, tenant service, supplier/contractor relations, competitive pricing of goods and services, staff development, and other property management disciplines.
Review individual property position and performance compared to competitors. Manage and analyze effective rental structure at all assets (price the rents and concessions at each property on a weekly basis).
Ensure the continued growth and success of Guardian’s 3rd party management business. Evaluate all properties currently under 3rd party management contracts to ensure that they can be managed competitively, economically. Continue to expand the 3rd party property management if it meets goals of profitability and service provision.
Develop a strong understanding of the real estate markets and communities in which portfolio assets are located, including trends (both real estate and general economic), activities, developments, significant transactions and major players.
Utilize a hands-on management and leadership style to mentor members of the property management team. Make continual adjustments to maintain a fresh approach at each property with the goal of continually optimizing performance and long term value of each asset.
Lead Guardian’s Management Services group within the dynamic context of a company that has long-term stabilized assets, value-add assets, new development, and 3rd party fee managed properties. Always seek ways for optimizing value during the hold period of properties in the property portfolio and lead the property management team through the dynamics of the acquisition and disposition cycle inherent in Guardian’s investment model.
Implement/improve policies and procedures, metrics, systems, best practices, management structures, management reporting systems, use of information technology, and effective training to create a strong and consistent operating discipline for the company. Attend NMHC and other trade conferences and communicate with peers in the business to ensure that Guardian is applying industry best practices throughout its property management function.
Support development and acquisitions personnel on revenue and operational costs associated with new development or acquisition properties. Support the development of annual property operating and capital allocation budgets for new transactions.
Work collaboratively with other operational departments including, Accounting, Human Resources, Compliance and Asset Management to coordinate operational activities related to portfolio properties and other corporate and operational initiatives.
Communicate with joint venture capital partners and clients regarding property and market issues, events and opportunities on an as needed basis. This person is expected to be a leader within the company both on issues relating to the property management discipline as well as general areas outside of this person’s direct responsibility.
Work closely with the President and other senior executives on the overall leadership and management of Guardian, and provide the operational perspective on property, portfolio, and corporate performance. Work closely with the executive team to provide additional perspective, as well as strategic and tactical advice throughout the Company.
Represent Guardian as an industry leader and active participant in the community at appropriate regional and national industry events and associations as a recognized expert in the field.
Eventually function as the company’s Designated Broker representative either in a primary or back-up role.

Experience: Minimum of ten years of progressive experience in portfolio management of multifamily properties, with a minimum of five years in a leadership/management role supervising regional Portfolio Managers.
Education: An undergraduate degree is required. MBA preferred.
Other: CPM® or candidate-status preferred. Oregon and Washington real estate agency.
Credentials: Principal broker licenses required within 6 months of hire.
Specifically, candidates for this position should have the following experiential qualifications:

Must be experienced people manager/leader. Must have had management responsibility over a team of district and/or regional managers. In other words, has the management experience and credibility to lead the property management group for this industry leading company.
Minimum of 10 years work experience in the multifamily housing industry with specific leadership experience in multifamily operations. The individual should have demonstrated increasing responsibility and authority, measured in number of properties, direct reports, etc. Experience with multiple apartment communities in diverse geographic locations.
The successful candidate will have prior experience managing government-assisted properties. They will also have experience with conventional housing; in particular we are seeking a person who can creatively lead and strategize the successful marketing and leasing of a diverse portfolio of apartment communities.
Should have demonstrated ability to set up/establish systems, policies and procedures for systematic management of apartments. Should have demonstrated ability to think creatively and out-of-the-box for innovative approaches to operations. Previous experience with property management operating and information systems is required; previous experience utilizing rent optimizer programs is preferred.
The successful candidate should be able to direct the operations group from a broad perspective on creating value in multifamily assets generally, not just property management. Will have a well rounded functional understanding of the disciplines within the multifamily business, including finance, acquisitions, development and asset management.
Will be able to think broadly about the business from the granular level to the big picture. As a true leader, this person must be able to balance a people orientation with a quantitative, rigorous approach to leading the business at each level – the property level, the property management subsidiary level, and the overall business level.
Experience serving as a Designated or Principal Broker managing company compliance with State Real Estate Agency laws and regulations.
The successful candidate will bring a current, state-of-the-art institutional quality industry perspective and experience to this position. They will understand and have managed using best practices and key performance indicators and will constantly strive to improve efficiencies, operations, and service delivery.
This person will have the ability to lead and work well within the larger collaborative organizational culture, as well as foster and promote collaborative, peer-to-peer relationships within Guardian’s Operations group which is comprised of Property Management, Accounting, HR, IT, and Compliance.
Represent Guardian externally both in the communities which it serves as well as in the industry
