Residential Property Management Site Property Manager Bronx NY
Established in 1976 GRM LLC aka GRC Management is a privately held real estate investment advisor. GRC provides property and management services for a wide variety of Tri-State residential communities through dozens of offices in the area. GRC oversees such communities as government-assisted and public housing, fair-market housing, cooperatives, and condominiums. Our portfolio is quite diverse from affordable housing {Section 8, Section 202, Low-Income Housing Tax Credits (LIHTC)}to several thousand rent stabilized rentals. Our experience includes properties that fall under numerous government programs. These programs include Project-based Section 8, Section 236, Senior Housing Programs, LIHTC, Mitchell-Lama, Low- and Moderate-income rentals and Section 8 RAD. GRC Management is seeking Residential Property Manager to service property located in the Bronx.
GENERAL RESPONSIBILITIES
The ideal candidate should have extensive knowledge of Rental and Recertification of subsidized housing. He/She will supervise the general administration and physical operation of the sites. Conduct lease signing and oversee move-in and move-out procedures.
SPECIFIC RESPONSIBILITIES
Supervise maintenance staff
Lease enforcement
Follow up on resident service request and work orders.
Process applications for unit rentals
Process tenant move-in and move-out forms
Supervise the processing of annual tenant re-certifications
inspect the property, prepare reports of site conditions and arrange for repairs as needed
Review and approve invoices for payment
Monitor rent collections and follow-up legal actions:
- Review tenants’ accounts on the rent due date; review accounts with management’s Collection Unit and notify counsel to initiate legal action.
- Prepare documentation for legal counsel on non-payment actions.
- Appear in Housing Court to represent management on non-payment eviction actions.
- Appear in the supervising agency’s office attending administrative hearings regarding lease enforcement.
Attend resident organization meetings.
Interact with local community groups and residents for the betterment of the development.
QUALIFICATIONS
College Degree preferred with industry certification RAM/ARM a plus.
Minimum of 5 years in Property Management of Residential units.
Documented Supervisory experience in Non-Union environment.
Proven experience working with and communicating with all levels of Executive Management.
Strong Communication and Organizational Skills and a Strong work Ethic
