What You'll Do

Performs financial modeling and underwriting for potential acquisition and new management opportunities.
Create and enhance cash flow models in which the analyst can draw conclusions.
Assist in the creation and updates of property budgets
Make recommendations on ways to improve property financial results and be able to analyze the performance of managed properties.
Benchmarking portfolio performance to industry trends
Reads and analyzes real estate related documentation (e.g., offering memorandum, leases, property financials, property condition assessments, contracts, etc.).
Assist with due diligence and market research of real estate market, competitor analysis, supply/demand fundamentals, industry trends, etc.
Gathers and analyzes financial statements and demographic information to forecast business, industry and economic conditions for use in making investment decisions.
Prepares pro forma models for evaluating opportunities.
Updates investment pipeline, competitor, and sale comparable databases.
Develops and maintains research tools to assist the management and business development team in prioritizing target markets and submarkets for potential investments.
Manages multiply engagements simultaneously with tight deadlines in an often unstructured and entrepreneurial environment.
Interacts on a daily basis with a variety of individuals, across all levels.
Prepares ad-hoc analysis and reports as needed.
Performs other duties and participates in cross-functional projects, as assigned.

As a Financial Analyst, a Typical Day May Include

Assisting in the company's initial financial analysis and evaluation of management opportunities, new acquisitions and operational initiatives.
Creating and managing complex financial analyses for properties at inception, including preparing reports and presentations for investment review and executive team approval.
Updating investment pipeline, competitor, and sale comparable databases.
Developing and maintaining research tools to assist the acquisition and development team in prioritizing target markets and submarkets for potential real estate investments.
Evaluating capitalization and financing strategies.
Interacting with senior leadership, owners and capital providers.

Requirements & Previous Experience

Bachelor's degree in Finance or Real Estate is desired.
2-3 years of Financial Analyst experience with emphasis in commercial real estate, seniors housing, or healthcare.
Mastery of Excel required and experience computing investment performance metrics.
Proficient in Yardi
Ability to interpret data and offer recommendations on respective interpretations.
Comprehensive experience with analyzing investment offerings and undertaking investment analysis and preparing investment recommendations.
Ability to analyze financial data and create long-term budgeting and forecasting models.
Performing financial analysis of real estate investment opportunities in support of new acquisitions and development
Professional and effective written and verbal communication and interpersonal skills.
Must possess strong work ethic with the ability to prioritize activities in order to meet critical deadlines.
High level of insight, intuitiveness and judgement in using utmost discretion when handling sensitive or confidential Company and employee information.
Work requires the willingness to work a flexible schedule.

RESPONSIBILITIES
Creates forward-looking analysis to improve departmental performance or identify cost saving opportunities
Prepares and analyzes monthly reconciliation of balance sheet accounts
Uses all available software to improve financial planning, analysis processes, and reports
Performs analysis of financial statements and monthly reports and makes recommendations to improve.
Prepares budget templates for all assigned locations/departments
Analyzes performance of operations and offers recommendations for improvement
Creates and maintains databases for financial processes and reporting
Benchmarking portfolio performance to industry trends
Performs other duties as assigned

QUALIFICATIONS
College degree in Finance or Real Estate required
2-3 years of Financial Analyst experience with emphasis in commercial real estate, seniors housing, or healthcare.

Solid understanding of financial and accounting principles
Strong computer and internet skills, including Microsoft Office suite
Experience with property management accounting software preferred. (ex. Yardi)
