Commercial Real Estate - Acquisitions & Deal Sourcing Associate

Job Summary

The Acquisitions & Deal Sourcing Associate is responsible for originating, evaluating, and advancing commercial real estate acquisition opportunities. This role combines business development, relationship management, financial underwriting, and market analysis to identify investment opportunities aligned with the company's acquisition strategy. The ideal candidate is highly proactive, financially analytical, and capable of sourcing deals while supporting the evaluation and execution of transactions from initial screening through due diligence.

Key ResponsibilitiesDeal Sourcing & Relationship Management

Proactively source off-market and on-market commercial real estate deals through calls, emails, networking events, and industry platforms.
Build and maintain relationships with brokers, property owners, and developers; attend industry events to expand deal flow channels.
Conduct comprehensive market research to track trends, comparable transactions, and emerging opportunities.

Pipeline & Team Coordination

Maintain and manage a deal pipeline using CRM systems; coordinate with acquisitions, underwriting, and asset management teams.
Present qualified opportunities to senior leadership or investment committees.

Underwriting & Financial Analysis

Evaluate deal viability and perform detailed financial underwriting, including income/expense analysis, cash-on-cash returns, IRR, and equity multiple projections.
Build and maintain dynamic Excel financial models to stress-test assumptions across market scenarios, capital structures, and debt financing options (LTV, DSCR, amortization schedules).
Analyze rent rolls, lease abstracts, and operating statements (T-3, T-12); conduct CMA using CoStar, LoopNet, and other platforms to benchmark rents, vacancy, and cap rates.
Monitor and update underwriting models throughout the acquisition pipeline as new due diligence data becomes available.

Reporting & Due Diligence

Prepare investment summaries and deal memos communicating key assumptions, risks, and return metrics for senior leadership and investment committees.
Collaborate with third-party vendors (appraisers, inspectors, engineers) to support due diligence and maintain a proprietary database of deal comps and underwriting benchmarks.

QualificationsEducation & Experience

Bachelor’s degree in Real Estate, Finance, Business, or related field; 3–7+ years of experience in commercial real estate, sales, brokerage, or acquisitions (preferred).
Strong interest in commercial real estate investing and market dynamics.

Financial Modeling & Analytical Skills

Demonstrated experience building complex, multi-tab financial models in Excel, including DCF analysis, waterfall distributions, and sensitivity tables; strong command of key metrics (NOI, cap rate, DSCR, LTV, IRR, equity multiple, cash-on-cash return).
Ability to review and interpret rent rolls, ARGUS exports, operating statements, and lease abstracts, and synthesize data into clear investment summaries and presentations.
Strong quantitative skills with high attention to detail and ability to identify data discrepancies or modeling errors.

Tools, Technology & Market Knowledge

Proficiency in Microsoft Excel, CRM platforms, and real estate analytics tools including CoStar and ARGUS Enterprise.
Familiarity with debt markets and ability to evaluate term sheets, loan covenants, and financing structures (e.g., bridge loans, CMBS, agency debt).

Communication & Interpersonal Skills
