SUMMARY: Operates, maintains and repairs assigned facility mechanical, electrical, plumbing, structural systems and other related components. Performs preventive and corrective maintenance; responds to service calls; performs diagnostic services and repairs as required for the project. Shall also perform other site duties and responsibilities as assigned by Management.
ESSENTIAL DUTIES AND RESPONSIBILITIES of this position includes, but is not limited to, the following:
Performs a variety of general maintenance tasks such as:
- Conducts tours and inspections of areas and/or equipment as directed by management. Inspects machines and mechanical equipment to diagnose source of trouble; observing equipment such as pumps, compressors, generators, reactors, heat exchangers, and filters, in operation or by conferring with operators to detect and diagnose mechanical defects or malfunction.
- Dismantles or partly dismantles machines and performs repairs that involve using hand tools or portable power tools.
- Replaces broken or defective parts with items obtained from stock. Verifies dimensions of parts and verifies compatibility with existing equipment before installing.
- Prepares written specifications for major repairs or for the procurement of parts ordered from machine shops.
- Reassemble equipment and adjust clearance and timing of control devices to specifications.
- Operates fire alarm and suppression panels and equipment
- Maintains/inspects instruments for fire and safety equipment.
- Installs new equipment or modifies existing installations following blueprints, and technical advice of engineers.
- Repair/rebuild flusher assemblies; clears drain line blockages; repairs water leaks.
- Soldering and brazing of copper pipe
- Remove commodes and urinals from mounting surface; cleans drain lines removing obstructions
- Maintains clean and safe work areas.
- Maintains and repairs custodial equipment
- Provides coverage for other mechanics’ shifts as needed.
- Other general maintenance duties as assigned.
Performs a variety of electrical trade tasks such as:
- Installation, maintenance and repair of a variety of electrical equipment such as generators, transformers, switchboards, controllers, circuit breakers, motors, heating units, conduit systems, communication devices or other transmission equipment.
- Replaces electrical receptacles, wires, switches, fixtures, fuses and motors.
- Uses metering devices to diagnose electrical component failures, such as a VOM and megohmeter.
- Troubleshoots and corrects electrical problems.
- Other electrical duties as assigned.
Performs a variety of mechanical trade tasks relating to environmental conditioning and control systems:
- Observes pressure and vacuum gauges and adjusts controls to insure proper operation. Tests joints and connections for gas leaks, using gages. Observes temperatures, pressures and amperage readings and ensures proper controls are adjusted.
- Diagnose and perform necessary repairs to all types of refrigeration equipment. Inject, test, and recover refrigerants. Install expansion and discharge valves.
- Adds chemicals to the system, lubricating, purging and recharging.
- Mount compressors and condenser units on platform or floor, fabricate, assemble and install duct work and chassis parts, evaporator units in chassis or in air-duct system.
- Connect motors, compressors, temperature controls, humidity controls, and circulating-ventilation fans to control panels and connects control panels to power source.
- Dismantle machines and perform repairs.
- Install air and water filters.
- Cut, thread and bend pipe; assemble and install metal and nonmetal pipes, tubes and fittings; connects pipes; secures pipes to structure
- Solders and brazes copper refrigerant lines
- Troubleshoots and corrects mechanical issues.
- Other mechanical duties as assigned.
Performs a variety of plumbing tasks, such as:
- Unclog toilets, urinals, traps and drains.
- Rebuild flushers and faucets.
- Replace toilet and urinal wax rings.
- Replace toilets, urinals, faucets, sinks and all other restroom fixtures.
- Solder/braze copper lines & fittings.
- Troubleshoots and corrects plumbing issues.
- Other plumbing duties as assigned.
Performs a variety of structural trade tasks, such as:
- Patches holes and cracks in walls and ceilings using plaster, compound, caulking, sealant, etc.
- Repairs or replaces sinks, water coolers, commodes and urinals.
- Paints facilities, structures and equipment.
- Repairs, replaces and seals concrete floors, steps and sidewalks.
- Replaces damaged wall paneling and floor tiles.
- Hangs doors, installs door locks, makes keys and re-pins cores; repairs door hardware and openers.
- Replaces broken window panes; installs temporary coverage for broken windows.
- Other structural duties as assigned.
Performs a variety of administrative tasks such as:
- Prepares, completes and submits assigned work orders by the assigned due dates for labor hour and data collection; completes and submits purchase order requests, work order reqeusts and all other forms as required for the project.
- Researches and uses technical manuals, specifications, drawings, stock lists, manufacturers’ and suppliers’ websites and all other available resources as required for the performance of assigned job duties.
- Performs shift work, after-hours, weekend, emergency callback services and shift substitution, as required. Must be able to fill in on other shifts as needed.
- Work in compliance to company regulations, site policies, procedures and instruction from supervision.
- Provides coverage for the Administrative Assistant as directed by Management. This includes, but is not limited to: providing site dispatch duties which includes: answering the dispatch phone and radio; responds to all service requests in accordance with established site policies and procedures.
- Completes shift incident reports and other required documents for the site.
- Other administrative duties as assigned by Management for the site.
Communicates with other company personnel, customers, and sub-contractors in a manner designated by the company.
Performs other non-maintenance related duties and responsibilities as assigned which includes, but is not limited to, custodial related tasks, landscaping related tasks and customer service-related tasks. Examples are: trash collection from other buildings, policing, picking up and disposing of trash debris within the buildings as well as the exterior landscape grounds/parking lots, dusting, mopping, pressure washing, glass and stainless-steel panel cleaning, material shipping and receiving, inventory, delivery and pickup of material, etc.
Other duties as assigned by Management to fulfill our contractual obligations to the Customer.
