Full Job Description

Contracting Manager

Location: Southbury, Connecticut
Reports To: Vice President, Preconstruction

Position Summary

EG Home is a design-forward, energy-efficient homebuilder focused on delivering high-performance homes across growing communities in the Northeast. As we scale toward 250+ annual home closings and expand into new developments, we are seeking a Contracting Manager to lead and elevate our preconstruction contracting and procurement function.

This role represents a critical leadership position responsible for trade contracting strategy, cost control, and procurement infrastructure development. The Contracting Manager will own the end-to-end contracting lifecycle—from bid strategy through execution—while building scalable systems, strengthening trade partnerships, and driving cost discipline across multiple communities.

The ideal candidate brings deep experience in production homebuilding preconstruction, purchasing, or contracting, combined with a strong negotiation mindset and the ability to build structure in a growing, evolving environment.

Key Responsibilities

Trade Contracting & Procurement

Execute the full contracting lifecycle — bid solicitation, leveling, negotiation, award, and ongoing maintenance — to secure competitive pricing across active and planned communities
Maintain scopes of work, documentation standards, and system records to minimize gaps and change order exposure
Support multi-community and volume-based trade agreements
Coordinate community launch meetings to align trade selection, scopes, and timelines

Trade Partner Development & Network Expansion

Build and maintain strong trade partner relationships across all construction categories; serve as the primary point of contact for trade partners
Identify, onboard, and integrate new trade partners to expand coverage and reduce single-vendor dependency
Monitor trade capacity and address coverage gaps proactively as volume grows

Cost, Market & Risk

Validate trade pricing against current market conditions on a regular basis
Support value engineering efforts to reduce costs while maintaining construction quality, energy efficiency, and product positioning
Identify and escalate scope gaps, budget misalignment, and supply chain risks to the VP of Preconstruction prior to construction start

Required Qualifications

· 5+ years of experience in production homebuilding, with focus in preconstruction, contracting, or purchasing/procurement

· Experience with builders producing 50+ homes annually

· Demonstrated success negotiating trade contracts and managing vendor relationships

· Strong organizational and communication skills with the ability to manage multiple priorities simultaneously

· Proficiency in Microsoft Excel

Preferred Qualifications

· Experience supporting multi-community procurement across a growing builder platform

· Experience working in a scaling operational environment where processes are actively being developed

· Background in trade partner onboarding and network development
