Job Overview:
We are seeking a skilled and reliable Apartment Maintenance Technician with at least 3 years of hands-on experience to join our team. In this role, you will be responsible for ensuring the smooth operation and upkeep of the property, handling a variety of maintenance tasks, and providing exceptional customer service to residents. Your expertise in plumbing, electrical work, troubleshooting, and apartment turns will be essential in maintaining a safe, clean, and comfortable living environment.
Key Responsibilities:
- General Maintenance & Repairs: Perform routine and emergency repairs in a variety of areas including plumbing, electrical systems, HVAC, and appliances. Quickly diagnose issues and implement effective solutions to minimize downtime and ensure tenant satisfaction.
- Apartment Turns (Punch Tech): Lead apartment turnovers between residents, ensuring all necessary repairs, cleaning, and maintenance are completed on time to meet move-in deadlines. This includes patching walls, painting, replacing fixtures, and addressing any safety concerns.
- Troubleshooting: Identify and resolve issues with equipment and systems, such as plumbing leaks, electrical malfunctions, and HVAC problems. Your ability to think critically and troubleshoot quickly will be vital in ensuring the property operates efficiently.
- Plumbing & Electrical: Perform routine plumbing repairs such as fixing leaks, clearing clogged drains, replacing faucets, and more. Manage electrical repairs, including replacing outlets, switches, and light fixtures
- Customer Service: Provide friendly, professional, and prompt service to residents. Address maintenance requests in a courteous and effective manner while maintaining a positive attitude, even in challenging situations.
- Site Cleanliness & Safety: Maintain a clean and organized job site, ensuring all tools, equipment, and materials are stored properly and safely. This also includes following safety protocols to prevent accidents and hazards.
- Preventative Maintenance: Conduct regular inspections of the property to identify areas needing attention or improvement, such as HVAC filters, plumbing lines, and electrical systems. Keeping systems running smoothly before they break down will help reduce emergency repairs and improve overall property efficiency.
Required Qualifications:
- Experience: Minimum of 3 years of experience in apartment maintenance or a similar role with hands-on experience in plumbing, electrical, and general maintenance.
- Specialized Skills: Proficiency in troubleshooting and repairing plumbing and electrical systems is a must. Ability to handle tasks like fixing leaks, installing light fixtures, and performing electrical diagnostics.
- Apartment Turn Experience: Experience with apartment turnovers and the punch list process. Ability to manage time efficiently and ensure apartments are ready for new residents with minimal downtime.
- Customer-Focused: Strong interpersonal skills with a focus on delivering excellent customer service. Must be able to interact with residents in a positive and professional manner.
- Work Ethic: Ability to work independently and as part of a team, with a focus on efficiency, quality, and safety. Strong attention to detail and a commitment to maintaining a clean and organized work environment.
- Tools & Equipment: Must have own basic tools and be able to use maintenance equipment safely and effectively.
- Physical Requirements: Must be able to lift up to 50 pounds, work in confined spaces, and perform physical tasks associated with maintenance duties.
- Valid driver’s license and reliable transportation.
Preferred Qualifications:
- HVAC certification or experience is a plus.
- Experience in carpentry or drywall repair is a plus.
