This company has great ideals, but no follow through.
They talk about "being a family" then dispose of people  like an old news paper. 
As a leasing consultant I learned that the company focused on the wrong things when they send a multitude of the people working at the property level to a "computer" class. This is where they taught us how to use things like: email, create word documents, and how not to click on "pop-up ads".
I was not let go, I left. I was over worked and under appreciated. I worked for an hourly rate of $14.00 per hour. However, I was expected to answer emails all the  time. I also speak Spanish, I have experience with leasing office procedures, and this is something  I did not get compensated for. Eventhough the building I was working at had a population of at least 50% native Spanish speakers. 
I also saw the mismanagement of information, and resources. 
I wish I could say my experience was better, but it wasn't. 
The fundamentals of the company instead of being used to uplift you and make you feel like a part of the "family", were instead used against you every day. They were thrown at our faces, they were used to berate us, and make us feel beneath the management.
 If you're looking for a job, ask them why there's so much turn over? I hope this helps you.

Can be busy at times, no support from upper management, the Lancaster regional is very two faced and passed that down to property managers! It’s a do as I say not as I do atmosphere.  You walk on eggshells daily.  On call is really bad and never enough help to cover. The promote from within is not the truth! They write people up on hear say without doing any kind of due diligence! You’ll never get to give your side! The owners are great guys but the lancaster area needs overhauled from the regional down!  As much as they promote the “ Berger Fundamentals” I failed to ever see them being practiced.  To much drama and back stabbing in the Lancaster region! With the right people in management it could be a power house of an area!  The most enjoyable part was the residents but then again they will tell you management chases good techs away! 
Plus side is the maintenance upper management are a good group of people really enjoyed working with them when the Regional wasn’t interfering! 

A typical day at work involves reviewing property performance reports, analyzing financial metrics, coordinating with onsite teams, and preparing recommendations to improve asset value.
What I believe I learned is how to interpret market trends quickly, manage multiple projects simultaneously, and communicate data-driven insights to stakeholders.
Management is supportive and goal-oriented, providing clear expectations while encouraging independent problem-solving.
Workplace culture is collaborative, analytical, and fast-paced, with a strong emphasis on accountability and continuous improvement.
The hardest part of the job is balancing competing deadlines while ensuring accuracy in financial analysis.
The most enjoyable part of the job is seeing strategic recommendations translate into real operational improvements and increased asset performance.

The culture here is great. The Bergers cares about us and follow the fundamentals. I like the fundamentals but not everybody believes them. They show us they care about us but some things make us think they don't. We don't have enough people working here to stay on top of day to day. Last year we made a video about making a lot of money but some of us only got 1%. 

Also, I could not afford my apartment if I didn't work here. Not asking for a million dollars but some of us don't make enough. I love the team. We got each others backs. Berger says we are family. I feel that sometimes.

Last few months like six have been different. It's cold. Used to be more caring. Some home office people are cool though and show they care. 

The owners and managers at Berger are wonderful (in my experience).  They are all about growth and empowerment. Most of the management I’ve come into contact with, I couldn’t say a bad word about. You get a sense that they really do care, which is nice and cannot be said for many companies out there. 

The work load can be overwhelming at times. It seems like more and more tasks are piled on and the expectation to complete these tasks are a bit on the unrealistic side. From maintenance to leasing to management, employees are overworked. 

Culture is HUGE—almost too huge. Like cheesy huge.  Pay isn’t the worst but could always be better. 

Overall, I’d say the good outweighs the bad for the most part. 



This used to be the company everyone wanted to work for. It was a truly inspirational and energizing workplace with an amazing culture and family values that started at the top and trickled down to each and every employee. In the past year, the company has done a complete 180 and become all about increasing the bottom line at any cost. There's very little flexibility, employees are overworked, underpaid, and underappreciated, and the company's fundamentals have been kicked to the curb. It's now a "Do as I say, not as I do", top-down management style that is completely deflating. The short-term bottom line might be higher, but this hard-line and inflexible management style will eventually catch up as employees are completely fed up with this new approach.

answer phone calls, help residents with opportunities, call prospective residents and tour property/homes. I've learned not to take negative attitudes personally but to embrace the challenge and respond positively. I've learned how to use real-page a property management website. Management is proficient but could learn more communications skills, they could give more hope to employees regarding opportunity for growth. 
The hardest part of the job is performing job duties without the correct authorization on web sites and with in person situations. The most enjoyable part of the job is helping oversee projects within the community and helping people find their new forever home.

As a 25 year+ employee of this company, I can highly recommend becoming part of this family.  I recently departed from Berger Rental Communities only due to a long commute but hope to someday return once they decide to branch out to the Phila/New Jersey area.  This company lives by 21 fundamentals developed by the CEO of the company with the first one and most important one being, "We are a family". It truly is a family like atmosphere with great team members who are caring, supportive and fun!  They provide personal and professional development with training and team building events including an annual retreat.

Best training In the business, I have worked at many Property Management COs, this one made you feel valued! They provided a ton of learning material and had a ton of great resources. With the exception of the property and situation I was placed in. It was a wonderful job. Having been placed in a position held by another team member before I arrived made for a bit of an uncomfortable work environment and I still loved working there! That says a ton! I left to move back to Utah but would have worked with this company for the rest of my life it it was in SLC 🙂 Their fundamentals were amazing and most employees abided by them. I would recommend to anyone 🙂
