Where do I start?  First, its a long process to just get started originating loans.  Once hired, you sit at the desk and literally do nothing until either the trainers come out or you go to Austin for corporate training.  This could take as long as a month.  However, the training is very detailed and you would fail without it.  They set you up to be successful but it's not enough.   You are required to have a separate phone, therefore, you're carrying around 2 phones at all times.  Nowhere in the employment agreement does it state you MUST answer phone calls on the weekends. Once you start, then they tell you it's suggested to be available for the agents on the weekends and to call back if you can.  God forbid you work with one of the higher maintenance agents and don't answer your phone, because they won't leave a message or text you and then complain when you don't call them back.  If you're actually taking care of your life and in the grocery store and can't talk, then you'll get reprimanded.   Forget relaxing or taking a nap on your weekend.  It can't happen.   Most of the agents are pretty awesome and know it's your weekend so they won't bother you unless they feel they will lose a deal, but there are a few where every person that comes in on the weekend is urgent.  It doesn't matter if it's a sunday night at 8 PM.  You need to be available.    If you don't jump at their every need, they will complain to the sales manager who complains to the branch manager who will then reprimand you. 

Then there's a learning curve.  I've been in the business 35 years and have never had the learning curve I've had here.  Loan officers are basically processors and underwriters with a LO license.   There are no less than a thousands steps you have to do on a file and they MUST be done perfectly, or you will get a bad quality review/control report.   They put the fear of death in you to make everything perfect.  If you make mistakes, you are reprimanded.   If you make a joke, you're reprimanded.  If a client is difficult and you have to get the manager involved, you'll be reprimanded and made to feel incompetent.  The sales manager of D.R. Horton will also reprimand you without knowing the full story. You will get reprimanded by doing things that you didn't know wasn't ok.  You will get reprimanded for not using the RIGHT words with a client.  It got to the point that I woke up every day with a knot in my stomach wondering what I would do wrong that day.    They hire processors with no experience and underwriters with barely any.  They decline loans that shouldn't be declined.  They steer clients to use a particular lender after the loan is declined or they won't give the incentive.  Of course, they don't tell you that you HAVE to use this person so when you refer to someone else, you get reprimanded.  If you don't have a processing and underwriting background, don't work here. You won't make it.   God forbid you make any kind of typo or error because you'll get reprimanded.  There is literally NO room for error. 

The pay is horrible.  Upon interviewing, you are told up to 8 loans you will get 30 bps, but that's not the case.  It's up to 10 loans.  Then 10-12 loans you get 35 bps an 45 bps after that.   They say they encourage you to get non captive deals, but you don't have time to work outside business and when you do get it, the rates are so bad, you have to send your client elsewhere unless you have no ethics.   You basically work yourself to death, 12 hour days for barely any money and then get reprimanded for every little thing you do.  

The sales agents with DR Horton are great, well, most of them.    LO's are required to sit in their 2 or 3 hours sales meeting every other week which is a complete waste of time. Especially when you have 6 prequals to do that came in over the weekend.  Prequals take about 30 minutes to do and a submission to processing takes about an hour and that is AFTER you have finally gotten your system down and have been there 3 months. Prior to that, double that time.   So, this 2-3 hour meeting is ludacris.   It's all about sucking up to the builder.  The branch manager never has your back or stands up for you.  He will keep you under that bus the sales agent just threw you under.  He does NOT support or defend you.  Many times, he didn't even ask me what my side of the story was. He just reprimanded me.  He didn't care that a client attacked me and accused me of lying which absolutely was not the case.  

This company is all about the money. They don't care about the people.  I've heard them screaming at the construction crew and the sales agents.  They don't care what the reasons are, they want the deal done.  They don't care about the buyers realtors either or what they think of us.  They literally have said "I don't care about the realtor".   

The survey's they send out are ridiculous.  If the house isn't done on time, that's on the LO's survey and you get points deducted.  If processing makes a mistake, it's your fault.  If the sales agents (who by the way are NOT seasoned and know nothing) make a mistake, it's your fault.  If closing makes a mistake, it's your fault.  It's absolutely horrible the amount of pressure they put on you to be perfect and how they make you feel incompetent when you are not.  Forget about making a joke.  You'll get reprimanded because "it's a serious business and making jokes makes the sales manager think you don't know what you're doing".  Unbelievable.

It absolutely does not matter that your files are clean and get approved with limited conditions.  It doesn't matter that you can handle over 30 loans in your pipeline within the timeframe they want you to comply with.  It doesn't matter that you have agents that love you. It doesn't matter that you repair relationships with outside realtors who hate DHI.  The word on the street with outside realtors is DHI doesn't know what they're doing and are horrible to work with.  

Again, its all about money with this company. It's all about who is the favorite.  They made the sales agents work on New Years day!  That tells you they don't care about your home, life or family.   

This is literally, the worst company I have ever worked for.

They have a training to cover updates in technology, processes, regulations, or best practices to ensure employees are equipped with the latest knowledge and skills to excel in their roles.
A  culture of respect, and they relocate you to a team that you will fit in.  They give you opportunity to move to another position inside the company.  They wNt to make sure you love what you do.  The best benefits package.  I loved to work with them.

What is the most stressful part about working at the company?
Being in a schedule to work in weekends.  Not every weekend, but at least twice a month since you also cover for someone from the team.

DHI is easily one of the worst places to work. I am a hardworking get the job done kinda girl no matter what it takes. I have never been more stressed in my life to work for a company. The pettiness, the "high school" like politics, the utter insanity of the work place. Unreasonable deadlines. Company is staffed to close 130-140 homes a month expects team to close 300+ with no help and meet the same percentage goals as when they are closing 130. Mandatory overtime. ZERO work life balance. Promises advancement and then continually comes up with reasons "why you aren't ready" even if those reasons are invalid and you can prove it. Management plays favorites and bases raises and advancement off of who you know not your performance. Don't try to call them on it either because then you will suddenly get a write up for something completely random. Everyone is a gossip and you can't trust a soul. If you hate your life and want a job that kills your soul work for DHI. Oh and when I quit they have this exit survey and you can request to have someone reach out to you concerning your survey. NEVER called. Clearly they don't want honest feedback to help improve. ONLY reason I stayed as long as I did was because their benefits are amazing but I actually took a MASSIVE pay-cut just to get out of there. I was having serious medical issues working there so had to go. They also underpay basically everyone. Granted you get really good benefits but still the pay sucks no matter what position you are in.

Do not be fooled - these reviews are 100% accurate.

1. There are NO raises and should you inquire about this, you will be sent on a wild goose chase. Should you take it to corporate you will soon receive a phone call which will basically be your polite, stop asking call

2. Insanely micromanaged. You will be inundated with emails from management. It will not stop or change and they will not assist you, they will only continue to pester you.

3. No work/life balance. These people could careless for your personal life. If you want a day off, be prepared to be treated poorly every day until your vacation and once you come back, they will overload you. This is your "punishment" for taking time off

4. They insist on ignoring employees complaints - I know for a fact that my office reached out to everyone in our chain of command for help as our BOM is aggressive, unprofessional, and refuses to learn Empower. She is making the office miserable and upper management has failed at every level to rectify or help us in anyway

5. Little to no training and if you don't catch on, they push you out

6. Bullying and verbal abuse runs rampant. Branch Managers and Loan Officers are allowed to treat Loan Processors like garbage. I received what I considered a threatening email, I brought it to my BOM and RPC Manager - the BOM said I was being "too sensitive" and my RPC Manager never even responded

Management does not listen. They put emphasis on how important putting notes in the loans are and yet never read them. You are not recognized for your hard work. You are overlooked repeatedly for promotions. You are promised a job and then someone else gets it. The harder you work the less recognition you get and the more it just becomes "part of your job" the pay is SEVERALLY under the average. It is a good starting job but if you are seeking an actual career don't bother. You will be brought in for each review, told what to work on to improve so they will consider you for a promotion and then when you meet every requirement they will just give you another list of things to change at the next meeting etc. My last review was a group of requirements of things I am already doing and when I tried to address those situations management danced around it instead of answering. I do NOT suggest working for this company. Unless you are related to someone in the company high up you won't get anywhere.

DHI is definitely a good company to work for. They value their employees and make you feel like you're apart of their family. If you were having trouble succeeding at your position, instead of firing you, they would try to help find a better suited position for you in a different department. Had a fun environment, always putting on little events for everyone. Felt easy to get to know and build relationships with people outside of your department. Management was good overall. Lots of great managers that were very encouraging and willing to help you find growth opportunities within the company. I'm still in contact with some of them today. In one of the departments I worked in though, we had a few managers that acted more like a high school click. Treated you more personally than professionally. If you weren't cool with them, you felt isolated. Probably the only real con working for DHI was the pay. It was not very competitive. They stated the workplace family culture balanced it out.

The long and short: This is corporate. You are a number and the client is volume for the quarterly report. Nothing more. Never worked with so many miserable people.

Actual time off is not recommended as there are no resources or support to cover you and losing a week of applications will make you lose a bonus. 

Be every managers best friend. 

High turnover with processors and they hire with no experience. Crucial to a lo taking 30 applications a month with 10 -20 closings.

Bonus is a large part of income and the metrics get worse every year. One bad review or one loan short will cost you thousands. Management will throttle you intentionally to miss bonus. 



Review and prepare documents to send through to underwriting.  Communicate with Underwriter(s), loan officers, branch managers, customers, regional managers about what is going on with every file.

Learned to always try to be one step ahead of everyone.  The regional processing center in MPLS is very micro manage-y.  The regional processing manager is very cold and has complete disregard for the employees.  The operations managers micro manage the processors and report to the regional processing managers.

Co-workers are of more help than the managers.  Hardest part of the job is having to feel like you're walking on eggshells every time you go into work.  You have to watch what you say or do because everything will be used against you.  

Most enjoyable part of the job are the co workers that are going through the same thing, so help is always there for each scenario.

DHI was an amazing and demanding place to work for.  My days were long and stressful, but everyone did their best to make it fun also.  The people I met there I will be friends with forever.  The hardest part about DHI was the processing and underwriting software was cumbersome and time consuming and anyone processing in Washington knows that VOEs with the Tech companies are difficult at best. Everyone there was a team, we helped each other and supported each other and I'll be friends with them for life.  My favorite part is the customers that I helped into their new homes and the feeling of accomplishment when each loan closed and I got to see my clients realize the dream of homeownership.
