If you are looking for no life outside of work, after work random calls and texts, social media stalkers, and gossip then this is the property management place for you.  the interview process is all about selling the company and what's best for the company's vision they will try to sell you on the benefits of the company to lure you in, your Pto isn't PTO because they determine how you use it.  I advise anyone before they look into property management to do your research and ask questions so you know what you're getting into! when giving coworkers or property managers your personal cell, please be advised they will gain access to your social media, do not follow keep it private, your information may be talked about or shared without your consent! You also may encounter being recorded without consent. you may also encounter leasing consultants sharing private meetings and details that were discussed about you before any HR or property manager has met with you. Another experience would be talking about residents shortly while leaving the leasing floor or office. This is not a pleasant leasing experience with the level of toxicity in the office. With a company with many growing portfolios, you don't feel valued as long as your working long hours and or doing most of the work, you will not be a concern. When HR or higher-ups come to visit you are rushed to put on a show and work after hours to prepare for them when rules and regulations should have been implemented from the start. 

Morgan Properties is a very large multifamily housing company.  I had wonderful management onsite for most of my time working there. With teamwork and a good crew, it is a wonderful company. I felt respected for my strengths and supported with my weaknesses for most of my time there. The area I was in made some changes that stretched the regional management too thin. They put onsite management in place that created an environment that was impossible to succeed in.  The regional did not have the foresight or were stretched too thin to get an accurate picture of the mismanagement on site. Dishonest managers can turn a great employee from a hero to a zero is seconds flat. After I was forced out, the problem staff was noticed and removed, but the damage was already done. This is not an exclusive Morgan problem, and I feel sure the mistakes have been recognized and corrected by now. It is fundamentally a great company, but it is also subject to the same toxicity that can and will occasionally rear its ugly head in this industry. If you work here, do not let dishonest people crush you. Speak up early and swing up the chain of command. When you see a property manager lying and deceiving the regionals, take the problem to the top and do not let hatred and racism defeat you. Corporate will listen; you just need to find the correct ear.

A typical day was completing the work order the residents requested on a daily bases, like a leaking faucet, air condition problems, plumbing, carpentry, grounds and snow removal when necessary. I learned to do the job right the first time and following the directions of my Regional Maintenance Supervisor. This taught me to be very detailed which helped me to produce a good quality Turn to make the apartment satisfying to our future residents. This was very rewarding to me. The staff was very friendly. It was like working a family business. We all helped each other complete tasks and special projects when needed. We were a Team.The hardest part of my job was disappointing the residents when supplies didn't come in as scheduled and the move in had to be delayed. The company benefits such as paid vacations and retirement benefits were a major deal breaker for my family. The most enjoyable part of my job was seeing and hearing how pleased the resident are with the quality of service the company and I provided. I often attended company gatherings and webinars to learn more about the industry. The staff members all worked very well together for the common goal which to make the residents and future residents happy with their new home.

What is the best part of working at the company?
The best part of working at this company is that you love your job. Some of the people that you work with as in coworkers, are great however, middle management at least in the region that I was in, had serious ethical issues when it came to outside contractors, and personalized interfering with the resident or perspective resident quality of life and cost of living.

What is the most stressful part about working at the company?
I think the most stressful part of this job for the region that I was in was the conflict of interest with the middle management and the HR team.

What is the work environment and culture like at the company?
The culture was of one of conflict, you respect everyone working in unison to supply the needs of the customer and to preserve the property of the owner but it's saying that little management had its own agenda and that culture wasn't a part of it.

What is a typical day like for you at the company?
Work work to resolve a outstanding resident issue, and to troubleshoot perspective resident issues. Also, minimize the training of team members in order to appease the appearance for middle management.

     Some people are honest while others are not in this business including their hidden agendas. They promise you the world while in reality it is all smoke and mirrors. They promise residents resolutions for issues with their apartments while in the background they need to cover things up while presenting an illusion to get their property numbers up without being proactive with the real concerns of the property. The only positive thing I can say about this company is there are some good quality people that do bust their tails, but an over bearing control freak of management likes to present themselves as your best friend, then their bipolar tendencies kick in two seconds later will put a knife in your back or downplay the actual positive things you positively done for company. If your gut tells you this is not the place then trust your gut and steer clear. They will try the horse and carrot with great pay free apartments huge bonuses that never happen or be drawn out to the point where you will be waiting on a pipe dream. Don’t wait for a sign on bonus because I have yet to get mine.

Definitely the worst company I’ve ever worked for. Morgan Properties let my property suffer for months and probably years on end - probably about 1/3 of the residents had no working air conditioning for months and years, maintenance was never staffed which turned my role into a punching bag for angry residents. After two and a half months of being in a position, I still hadn’t received any training and was then asked if I wanted to “step down” after literally being set up for failure. I don’t understand how they ask people to sell these apartments that you’d NEVER live in if you knew how the property was ran. All of these things foster an absolute chaotic, messy, and defeating work environment. After about 1 year, I was completely burnt out and would cry every morning before having to go into work. I finally worked up the courage to leave and accept a position with another property management company with better people, pay, and environment. 0/10 wouldn’t recommend to a friend. 

As a newer leasing agent coming from a different industry I think Morgan has a lot to offer and a pretty great structure. I feel empowered to do my job and I feel like I can grow w/ the company. I do wish that the rental discount was a bit better because realistically leasing agents couldn’t even afford to live on any of the properties. I also think that the maintenance team works so hard and I wish they would have a way for them to get more help… they definitely have the hardest job and I’m not sure if it’s actually acknowledged. 
I think most of Morgan’s properties are like 2.5-3.5 stars on reviews… I hate to say if the spent more on pest control and got better contractors that they would be 3.5-5 stars in residents eyes and it would make the job even better. Overall I get good vibes.

Morgan Properties is a fast growing company, with a lot of growth opportunities and potential. They pay well but you work non stop  and the work load is overwhelming, especially during COVID. It’s extremely stressful and you will not have  a good work life balance, especially in Management positions. I love what I do but because of the amount of work they require and the amount of hours I work daily just to keep up, it’s sacrificing a lot of time away from my family and causing a lot of stress on me daily so it’s no longer fun nor am I passionate about my career anymore. I’m exhausted mentally and physically everyday and although I get to work early and stay late everyday , I’m still behind and can never catch up. I am  miserable and unhappy and I’m a very dedicated and hard worker and I have to contemplate leaving a job I’ve been at for years because of the lack of
Support and work life balance, although I give 150% everyday. I think they can improve in time  but for now, I’m extremely stressed and overwhelmed.

I was recruited to apply here at previous job. I applied and was hired about 3 weeks later. I applied for one property, but trained at a different one. My co workers were nice and the training in King of Prussia was so much fun. I met new people there and made 2 lifelong friends. Upon coming back I was moved to a different property to fill in for a girl who was out. This is where it all went downhill. Assistant property manager was the daughter of my prop manager and pretty much did what she wanted, the property manager was a nightmare to work with and the district manager was very difficult to get along with. After the girl came bk for her position I was moved to a property much further than I could commute to and was let go because I couldn't make it to pick up my kids from that location. They move you around too much, my position was given to another person while I was at the other property "filling in" I think that was a way to get me out. I would not work for this company again nore would I live in one.

What is the best part of working at the company?
Being encouraged to misrepresent the conditions of the apartments to perspective leasees. Morgan is nothing but a corporate raider run by lazy do nothing employees. They are unscrupulous from management to maintenance. . 

What is the most stressful part about working at the company?
Having to lie to perspective clients under the instruction of unqualified management.

What is the work environment and culture like at the company?
Morgan is full of incompetent middle management just like most companies that become to large through acquisitions and mergers. These inept managers are not only unprofessional but unscrupulous in words and deeds. 

What is a typical day like for you at the company?
Fielding complaint of rodents and roaches, security issues with building doors, lack of maintenance, bogus move out charges,  (40+ hours) without overtime, unpaid lunchbreak, and misrepresenting the property to the public
