Job Culture is an ironically hypocritical term abused in this society we've crafted and it is NOT just for the customers you serve, but the management in which you work under.

The concept of this company is one of a kind. It is a great place to work and your co workers and neighbors around you are great people.
HOWEVER, IF you're not minding having a your assigned new-hire and departmental middle management structure be hyperfocused on micromanagement, who live by, and carry the spirit of the "At-will" employment problem in this state of colorado, and who will remind you you're on a probation period on a daily basis within the 90 days, then this is the place for you.
Pulte Mortgage is plagued with miserable, unethical people running this company in their origination and processing departments, as they have a "culture" of firing people with no warning, no chances, not willing to give someone a fair shot at a "probation period" of 90 days to prove themselves. They will lie through their teeth to get you out of there if they don't like you and try to politely use phrases like "you're just not a 'fit' here".. when in fact they can't come up with a proper, truthful reason why the don't WANT you to work there. These are people that are so desperate to throw their weight around to try to impress the senior management, they will fire people for unfounded reasons to make themselves look better. These people are so myopic within their bubble, they can't understand the reality of other people trying to survive in this turbulent corporate job economy we have

Anyone who engages in this activity of impulse firing people without truely providing the employees a FAIR chance to work out struggles and challenges of the job in a reasonable time frame, ARE despicable people... *If you're reading this, AND you've been directly responsible for firing someone who truely did not want to be moved on, who pleaded for a chance, or a retribution and was committed to their jobs - and you did NOT give them a chance-  then you deserve every word of this criticism.

I'm saying this because I've watched this happen numerous times by a particular few managers who need to be fired themselves to understand WHAT it's like to do that to someone who truely didn't want to be out of a job.

IN order for this the englewood colorado head quarters of the mortgage operations to be a better place, they need to clean house of the people who'd been there for 5-10 years who are in any kind of a management position, and this would cleanse the environment of entitled, power hungry, miserable managers from imposing their biased, entitled, unhappy dispositions on the people who are struggling and striving to develop their careers, and maintain their stability in this rediculous job economy we have here.

Until you've lived through instability and survival -wondering how you're going to pay your bills due at the end of the month - you will NEVER know how hard life is. Every single person NEEDs to go through that to gain humility and compassion for other people.

So until a specific few new hire managers and departmental heads resign, or get fired, this place will be a shortterm revolving door of an environment. And this goes for almost any company that has people in charge of production based environments.

A Typical day started with, daily meetings, site inspections, quality assurance, homeowner visits, scheduling appointments, phone calls, reports, resolve daily challenges, Team building events, staying updated on state, county, and companies rules and regulations, Learned,
home building  process, to deliver homes, manage and schedule 1st year home warranties,  reports, mishaps, accidents, work quality, write reports, problem solving Managed customer service department for over 1,000 homes in projects, managed the delivery of homes, schedule manage work repair or warranty work, reports, stats, Training any new staff on responsibilities and procedures of job, learn company ,state and county regulations.  Management daily contact and service of homes for homeowners 1st year warranty. Managed the scheduling warranty services, supervised and inspected work done. Reporting weekly and monthly reports in regards to any and all quality assurance of building and contractors.  receive  and manage all,  complainants, repairs, and positive feedback. We were responsible for assuring the quality and experience were noted by homeowners through the JD. Power awards through
The worplace consisted of creating team building events, lunch and dinners; with company  staff, contractors and Homeowners. These would be scheduled at our worksites, or outings, at company expense.
Hardest part of job was having and unhappy homeowner or contractor. Having dissatisfied staff , contractor or Homeowner. My job was to create a positive  experience or outcome to every and any dissatisfaction. If and when this happened a sense of failure was felt, however it also gave me an opportunity to learn from it. Learning from these situations gave me an opportunity to make adjustments and if need be correct what may have been avoided. 
The best and most enjoyable part of my job. I truly enjoyed the community that we created as a company, and the sense of family that the company achieved because of their ethics and sense of importance put on each individual in the company. I enjoyed the companies importance and gratitude they focused on contractor relationship. Most of all was the quality and high expectation to build quality in the product and products used to build in homes. Their ultimate goal was to bring good quality, personal relationships with our homeowners. Every company staff , sub contractors, contractors, city and county contractors, was a community . 

As long as you get in line and stay line, Pulte takes care of you. Have a dissenting voice? An opinion? A better way to do things? Don't bother bringing it up, because if you do, you'll end up on the list of folks to be shown the door (even if your performance is exemplary). 

This is a good job for recent college graduates, since you get training and reasonable pay, but it is not good for experienced loan consultants (They say it's because there aren't enough talented LCs in the Denver area, but the real reason is the pay is so low and you work twice as hard for less money than other lenders). The company is constantly back-filling the vacancies created by consultants who leave due to a deteriorating culture and lack of advancement opportunity for loan consultants with new hires who are inexperienced, which causes stress on the teams because the new hires need a year of mentoring to become self sufficient.

 The company likes to manage down to the lowest performing employees; if one person does something wrong and creates an issue, the entire company lurches in a new direction and creates new policy for the rest of the employees, even if the other employees didn't need to make adjustments. There's always a new "flavor of the month" policy being introduced by someone who's never been a Loan Consultant (and they never truly study the impact of these changes before they implement them), and and you're measured on metrics you can't control (Borrower's angry at the title company? Not happy with the sloppy paint job on their new home? The closing got delayed due to a builder error? YOUR survey score is affected by that, which hits your bonus. One low survey against ten perfect surveys completely removes the bonus that month). 

Lastly, the way to get advancement here is to be liked, not to be good at your job. Get on the buddy list and get promoted.

It all depends where you are.  I worked in finance at corporate in Atlanta and really enjoyed the people and my time there.  It was well organized and well structured with competent management in most of my experiences.  
I transferred to The Orlando division office and it was the exact opposite of the Atlanta office.  Management didn’t communicate well, make themselves available or seem to have any logical direction of any sort.  Workload was continuously piled on without any clear understanding of what it took to do what was asked.  They often would blame problems on other members of management and hold you to standards they themselves didn’t follow.  I would get to work at 7:30am, work through lunch most days, and leave after 7pm if not later.   On top of that was the most wildly inappropriate behavior of some of the managers I’d ever seen in my life.  If they spent half their effort improving the work environment instead of slandering and manipulating everyone in the office maybe people would stay longer than two years.  But that may be by design as they’ll force you out if they don’t like you.

Pultegroup the company has great benefits and felt like a company that cared about culture and work life balance in Atlanta.  I’d highly recommend the corporate office in Buckhead.  Sometimes I wish I could return there.  
If you’re going to work in the Orlando division office, beware management personnel who has been there greater than 10 years as they are either the problem or allowing the problems to persist.  Either way I could not have imagined a more thoroughly terrible experience start to finish.

•	Prepare and process land development consulting agreements, land development construction agreements, change orders and purchase orders. 
•	Process and maintain project billing, progress billings, lien releases and set up and maintain billing terms.
•	Reconcile project close outs.
•	Maintain accounts payable per project.
•	Maintain and update contract terms and conditions in the land department database and files. 
•	Generate database reports for overdue and expired contracts.
•	Ensure that all vendor companies and sub contractors maintain all insurance requirements.
•	Answer contract and pricing questions related to billings and resolve contractor issues related to land development agreements. 
•	Update land development project budgets on a monthly basis per the direction of the project manager.
•	Compile data for preparing estimates and assists in the bidding, spreading and awarding of bids, and complete reports of purchasing activities.
•	Aids in the preparation of contractual provisions and the administration of contract proposals.
•	Coordinate and assist in the preparation of the monthly Land Development Budget Review Meetings.
•	Prepares purchase requisitions, transportation and delivery documents, and related letters or   memos. 
•	Setup and maintain the land development project and contractor plans, files, and binders.
•	Prepare bond request forms and monitor monthly bond status report.
•	Coordinate and process the close out of community land budgets.
•	Assist with project coordination support to the field operations.
•	Maintain and process OCIP, SIP and General Liability Insurance certificates for Contractors, suppliers and Consultants.

What is the best part of working at the company?
The management and other Construction Managers welcome you in as if you’ve been there as long as they have. The training is detailed and hands on and no matter how many homes they carry in their name they always make time to help you! 

What is the most stressful part about working at the company?
I think the most stressful part is honestly you against yourself! What I mean by that is you’re harder on yourself than anyone else is because you want to get to the level they are already on. Wanting to contribute your fair share to the team is always stressful because you don’t want to be a burden when things aren’t moving as fast you feel they should learning wise. 

What is the work environment and culture like at the company?
They are both equally great to me I can honestly say I never experienced any discrimination being the only Black male in the neighborhood. The majority of homeowners were always friendly and welcoming of you to the neighborhood. 

What is a typical day like for you at the company?
Well it starts with walking your homes once as soon as you get to work unlocking them all and check each schedule carefully ensuring you’re prepared or need to push the next phase of work. Then throughout the day you come back and check them all again while attending to the ones that have projects coming sooner than others. Finally I like to make a final walk on each one to see what work was accomplished, if there’s any delays, and if products that were scheduled to arrive actually did. Lock every home up and leave for the day!

I worked for Pulte Homes from 1998-2003, and though times have changed, Headquarter location has changed, the names and faces of the Organization have changed, the heart of this company has always been evident to me, with a sense of working with a top-tier team.

I worked at Lexington Oaks, in Wesley Chapel, one of Pulte's highest profile subdivisions in the United States, at the turn of the new millennium.  The way in which builders manage processes is what separates them, which creates "unique selling propositions"...as they all claim to "..build the best house."  With Pulte Homes, there exists a discernible difference in the manner in which processes are managed.

The result is "Customers for Life", delighted customers, buyers who allowed me to ask, with ease, and get, referrals.  A builder who allows its sales people to manage a world-class customer experience is light years ahead of the competition.  Pulte Homes fits that bill.

Pultegroup can be a wonderful place to work culturally, diversity, work etc. They have special events and perks that are great for the team and they did impliment team building events in which I appreciated.

However in my opionion there is a disconnect with the lower management team regarding understanding the day to day operations and simply understanding how to balance work loads amongst the team members.

A typical day for me is a heavy workload in which I could normally handle, however it became ovewhelming in the end due to the consumption of additional work due to the high turnover. The lower management team was not receptive to my suggestions for relief.

I have learned a lot from working at Pultegroup and have a high repsect for the Senior management there.  I've had some good times there and most of all I've had the pleasure of working with some great  team members and have met some great people from other departments.

The hardest part of the job for me is not being heard when suggesting ways to improve the department and processes for the team and being micro managed by a manager who is unfamiliar with my day to day job functions.

I want to love this job. I’ve worked very hard to make a great impression and do my best work. However there is no transparency within management, pay scales, other peer workloads etc. in my honest opinion the senior accountant role is more in alignment with a controller roll. However, they would never change the title and department structure because that would mean they would have to pay everyone more across the board. As a senior I am almost solely responsible for the division I manage. The actual controllers have 2-4 divisions and most take a backseat wherever possible because everyone in the department is overworked and underpaid. They also have a horrible PTO policy- no unpaid leave allowed, if you run out of PTO who knows, and your PTO does not pay out if you leave. Additionally the PTO does not rollover. It expires 12/31. Also, there is no clause in the employment contract to state that year end bonuses paid out at the end of February (the following year) will still be payable if you depart within 60 days of the payout. Although their sales team has protections in place if they leave. They take advantage of people and have high turnover and still actively chose not to address any of the aforementioned issues. 

I've been with Pulte for a few years as a new home sales consultant. Here in Florida, even an average sales consultant will make six figures. I believe it is one of the best kept secrets that most people don't realize is such a high-paying job... being a new home consultant for a national builder. Pulte has been a great company to work for. They do offer promotion from within. It's very rewarding to help people at such an important moment in their lives, making such a big financial decision as to buy a home. Every day is different, and there are plenty of challenges to work through...  never boring! This job is challenging, fun, stressful, satisfying, wonderful, grueling sometimes, & its one is the best jobs out there. Pulte provides full insurance, 401K with match, life insurance, Vision, Dental, every other benefit that a large company like this does. When you're in the sales department, however, you do not receive paid vacation. That said, the income makes up for a year of paid vacations.
