I spent 5 years with this company. I was happy in the beginning and for a couple years I had an amazing manager that was on my side. I finally realized how hateful, manipulative, and downright disrespectful on so many levels this company was. They push their employees to the point where they are questioning their own sanity and mental health. It’s exhausting as you can’t get anything done because of approvals you never get, and twenty steps to one simple process all while residents coming in extremely upset because of the rules they put into place. I wouldn’t recommend my worst enemy to live here OR work here. I can’t wait to watch this company go bankrupt because all they do is dish out money to contractors that don’t complete the work on their bids. And also too busy being completely unprofessional with one of their managers having “dinner dates” on the side. No wonder he gets all the bids awarded to him... if you aren’t “in” with the owners, or the RVP, your guaranteed to be disrespected and talked about like it’s high school. They are unrealistic with their deadlines, treat maintenance like dirt on their shoe. Maintenance could work their for 5+ years and make less than a new hire with no experience!! Let that sink in. I Never knew how unhappy I was until I  found a company that knew my worth, and the management team I have let me take care of “my” community the way I believe it needs ran (obviously with some guidance, but they do let me make decisions, unlike RHP did. ) take a lesson out of the book of other employers I’ve worked for in the past and currently: learn to respect your employees and you might not have such a high turnover rate. I can breath now. I’m not worried about my job every move I make. The day I walked out and burned this bridge (I don’t typically do this, but I just flat out had enough) was the day I could breath and I was finally HAPPY again.

The job that was described was for a maintenance position, but it was not. It was a grounds keeper position. The day consisted of driving around the property to inspect it, but the main focus was writing violations for the tenants. 
The management was inexperienced and ill informed of the company policies, giving incorrect information multiple times to where I had to go directly to HR to clarify the policy with them. Overall, they seemed constantly agitated and confused which made the workplace feel hostile and uncomfortable. 
The workplace culture felt uncomfortable. I was treated in a condescending nature as a blue collar worker by all office staff. 
The hardest part of the job the snow removal.  The property did not have a place to store the salt, so all the salt was stored within the spreader. This would cover the property one time before needing to be refilled. The spreader was in poor condition and got jammed regularly, as was the condition of the truck that they provided.
The most enjoyable part of the job was talking to the tenants and people of the property, in which I learned a great deal more about the company in which I worked for.

The job itself is not bad. You mainly work outside by youself doing grounds maintenance. There is no clear training for this position. Manager just tells you what to do and your suppose to do it. Well that is if the community manager isn't having you run around all day doing their job. Constantly have to hand out red tags, invoice vouchers because they dont want to leave the office. Worst part is when there are homes to be sold.  You will have to repeatedly have to take pictures of the inside, outside, vin, and dataplates. Sometimes the same picture multiple times in a day because its not right. Wouldn't be such a big deal but they are the ones receiving bonuses when residents pay rent ontime and gaining commissions for all homes sold and free lot rent when living in the community.  Being maintenance insurance is a joke. Cheapest family plan for us is a couple hundred more than the highest family plan management is receiving. Expected to be on call for emergencies but if your ever called in dont expect any extra compensation. This just means you have less time during your work week to get your job done because they will not allow overtime for any reason and will reprimand you for going even .01 hour over 40.

Poorly managed and under funded, not willing to listen to onsite employees who know and see what the current issues are.  RHP big push would be to paint a chainlink fence black or to paint play ground swing set and slide as the infrastructure is collapsing.  They like harrassing residents for rent, when inept office management "misplaces" checks and are quick to blame another. Just the turnover rate of Community & Regional managers,  Maintenance is self explanatory enough to see there are issues with upper management. Never met the owner of company, first for me and did meet BV who was too good to talk to anyone personally had to speak through someone standing next to him. Real interesting outfit. Honestly the worst corporation I ever worked for. Very antiquated operating system, protocols and beyond micromanagement in every aspect, then wanted everything done very cheaply to the point corners would get cut on large repairs that always come back to haunt them..  What I experienced is exactly what not to do if you want a successful company, I'm in the  service industry myself.. Amazing.. 

They have hundreds of policies and procedures that are in place which is great for training. If you are a hard worker and follow rules beware of this company. The most you do for this company is the least they will expect from you. Homes take too long, no bonuses throughout the year except small collection bonuses and home bonuses when they actually get set up and finished. You are just a number to them if you cap out on your annual salary beware they will make stuff up to let you go. Sales there is cut throat, they want you to share commission with people who have not done any part of the sale. Push to sell the homes, make up that people were skipped on purpose. Employees are supposed to wear corp uniform but select employees who dress provocatively are not required to wear corp uniforms. Code of ethics is a joke for the most part, it depends on who you are and what you look like. 

When I started with RHP I was excited about helping and interacting with residents, and their guests in the community.  This was not the case though. Unfortunately being a large corporate atmosphere upper management was spoon fed a false reality when they were not present. It turns out I wasn’t the person they were looking for after giving 110%, and that’s ok. They were looking for someone to sit in the office to;  read and compose emails,  generate invoices, conduct meetings, etc. Also wasting time with useless reports on a daily, weekly, monthly, quarterly, bi-annual, and yearly basis. Another problem was they had a (CMT) community manager trainer who was a passive aggressive bully. When asked for help they acted  bothered/annoyed. On a good note the RVP of our region was stellar, and was always willing to listen, and teach. You might say an “ACE”. Only problem is that this person wasn’t around all the time because they were  obligated to travel between other communities, so they didn’t see the way things really went down. 

I worked for the company 2.5 years once they bought our portfolio ( I worked for previous owners for 5.5 years). I even ran 2 properties for over a year. 3 weeks before they "cut ties" they told me I was the best manager in the portfolio. My numbers where great, my sales where good and consistent and only going up. Then one day I was blindsided and they "cut ties". They couldn't even give me a reason why AFTER 8 YEARS! They said "we won't go into that right now" they said I had to contact HR once I left to find out why! HR said the only thing they got was performance. I had the best looking community and data shows I was on top of my game. I never fell behind. Always first to turn everything in. I worked on my days off. I didnt even clock in! I did my MTs job. I went ABOVE AND BEYOND for this company. I loved my job. I truly was gut punched by them. They didn't think I had a performance issue when I ran 2 community ities for them for nothing in return. I ask for a raise and 6 weeks later I get let go. 

What is the best part of working at the company?
They let you work on your own at your own pace, as long as you meet the weekly and daily job requirements. Those who finish usually help others to finish there requirements without being asked. Teamwork is there without question.

What is the most stressful part about working at the company?
Almost nothing. If I were to say anything it woukd be tge amount of units to each person. It's like 35 units to each worker.

What is the work environment and culture like at the company?
Work environment is nice. Culture is awesome. At least on the 65 and up side.

What is a typical day like for you at the company?
Show up get daily briefing if there are any maintenance calls. The respected worker that has that unit in there daily work load handles it plus there daily responsibilities. (Same units per quarter). At end of day all tools (your own) are locked up and basic cleaning around main office building before being released.

What is the best part of working at the company?
The pay and the hours worked (shift) was the best part of working here. 

What is the most stressful part about working at the company?
Coming to work each day and having to deal and work with the property manager.  Bring treated like a child by the regional manager.  Lack of cohesive team atmosphere.

What is the work environment and culture like at the company?
Personally, I felt segregated and isolated.  Not enough maintenance type work during the day to keep busy.  Instead all there was were monotonous  type work orders. Regional manager talks so fast you cannot understand him.  

Communication is lacking between MT's and Regional Managers

What is a typical day like for you at the company?
Extremely boring!   No maintenance type work i.e. Plumbing, Carpentry, Electrical etc. to be done.  Sit or walk the community for eight hours.  Came to the point where I would make up my own little tasks to do that really did not apply to the job.

Corporate doesn’t care about employees at any of the properties. Ridiculous deadlines with almost zero budge for maintenance. Michigan properties look beyond terrible. Refuse to fix roads. One maintenance guy for 300 plus homes. Maintenance is expected to cut, edge weed whip entire property, plus work orders, emergency calls all by themselves. Almost impossible to catch up. Reprimanded for not getting everything done which is almost impossible. Feel like you can’t leave the property because as soon as you do you will get emergency calls to come right back. Horrible company to work for. Community manager was wonderful but corporate are slum lords who only care about how much money they make. Try Yes! Communities if you want to work in the manufactured industry. They are wonderful and actually care for their employees
