My experience at SOM has been a masterclass in organizational dysfunction. After three years with the company, I’ve watched wave after wave of talented, hardworking employees walk out the door—only to be replaced by individuals who, frankly, wouldn’t make the cut anywhere else. The result? A steady decline in morale, productivity, and basic competency.

The culture here is defined not by collaboration or excellence, but by nepotism, narcissism, and a staggering level of incompetence at the leadership level. I’ve been lied to, blamed for the failures of others, and actively undermined simply for speaking uncomfortable truths. Integrity is not only undervalued—it’s punished.

Upper management seems willfully blind to the root causes of the company’s problems, preferring to protect their inner circle rather than confront reality. As long as this culture of denial and deflection persists, I see little hope for meaningful change.

If you’re considering SOM for your next role, proceed with caution—and keep your exit strategy close

Pros:
	•	Steady paycheck – If nothing else, the company does pay on time.
	•	Opportunities to build resilience – You’ll quickly develop a thick skin and learn how to navigate toxic environments.
	•	Occasional competent coworkers – Before they inevitably leave, you may get the chance to work with some truly talented people.
	•	Low bar for advancement (for the right people) – If you’re well-connected or know how to play politics, you might move up fast.

Cons:
	•	Toxic leadership culture – Nepotism, ego-driven decision-making, and lack of accountability run rampant.
	•	High turnover – Talented employees don’t stay long, leading to constant understaffing and a decline in team quality.
	•	Blame-shifting and scapegoating – It’s common to be blamed for mistakes you didn’t make, especially if you speak up.
	•	Zero transparency – Leadership withholds key information or actively misleads staff.
	•	No path for honest growth – Hard work and integrity go unrewarded; survival often depends on staying quiet or playing along.
	•	Low morale and burnout – Constant dysfunction and lack of support take a serious toll on mental health and motivation.
	•	Stagnant culture – Innovation, feedback, and improvement are stifled in favor of maintaining the status quo

If you are considering a salaried position here, carefully weigh the pros and cons. Biggest con areas are that certain locations do not have enough staff (poor employee to resident/visitor ratio), with salaried employees holding the bag to complete tasks, which most times requires 50+ hours per week (divide your salary by 40 hours, then try the same with 50, then 60... Your "hourly" equivalent rate will dwindle, along with any "life" outside of work). Working OT is acceptable when it is here-and-there and not a regular occurrence. Again, at some sites, the Community Manager is regularly working an excess of hours to keep afloat. Company regularly needs to pull from other sites to cover gaps in coverage. High employee turnover at certain sites, to which is yet to be corrected, and mentioned by residents on a daily basis of the new and unfamiliar faces.

Another concern is the redundancy of certain tasks, reports, etc. Lack of automation, particularly when we have technology and knowledge to make jobs/tasks more efficient (and enjoyable...). Company is working on this, to their credit, however, the pace is slow and employees are drowning. If you cannot be in 20 places at once and performing 100 tasks simultaneously - this position may not be for you. Yes, this industry is fast-paced, but rumor has it that there are companies that have gotten it right - and do not settle for the status quo.

Common statement when defending shortcomings: We're just a young company. On the flip side of that coin is boasting the combined amount of experience in the industry - which there certainly are some very qualified and knowledgeable people. However, with all of the industry experience, the amount of kinks to work out should not have been there to the duration or magnitude since inception 2017, particularly with the collective experience in the industry and in business overall.

Most enjoyable parts of the job were co-workers and residents. The culture will be different at each location.

Revolving door of office personnel.  In four years we had 3 managers, 2 assistant managers, 4 Maint. supervisors.  Office is short staffed creating problems when one team member is out sick or on vacation.  Office staff is expected to stay on top of lease renewals, resident issues, property tours, processing new applications, submitting work orders, answer phones, advertising, etc. whether you are full or part time, not enough hours in a day or staffing to do all this.  Generous sick time but given the third degree if you try to use any of it. Management in the office spends so much time on weekly and monthly reports that they have little time for running the property or resident concerns. Part time employees are expected to adhere to an ever changing weekly schedule with no consistency.  Training is a joke as you are told to something one way and 6 months later you are criticized for it and told to do it another way.  Was once written up by a new manager for following a procedure put in place by a previous manager. Regional management makes promises after they intervene with an employee issue and does not keep their word.  No regard for employee loyalty or devotion to the job. A shame that the property and company is run like this as the job itself was great and I liked helping tenants whenever I could. 

What is the best part of working at the company?
It has helped me to realize exactly what type of leadership skills I do not want to have.

What is the most stressful part about working at the company?
Poor treatment from Regional management
Disorganization 
Lack of accountability 
Quickness to write up rather than help or guide
Lack of support for on site management 
Back biting and mean girl mentality 

What is the work environment and culture like at the company?
The work environment is toxic at best. You will be tasked to do your job and everyone else’s at once and if you fall short, expect to be written up rather than have them offer to help with any of the other positions you are filling as well. It is a mean girl culture. Leadership needs training on leading without dictating and micromanaging. As well as leading without emotion. Being yelled at literally by your regional in front of people is not acceptable. 

What is a typical day like for you at the company?
Non stop work! If you are salaried, make sure you have boundaries. There were days I worked from sun up to sun down and never got a day off. They don’t care. Get what they want done and make sure you do the regionals job too!

South Oxford Management is one of the worst companies I’ve ever worked for. They thrive on micromanaging every little detail instead of letting employees do their jobs. Regional managers show up with bad attitudes, talk down to staff, and one in particular clearly shows bias in the way they treat people — you’ll notice it quickly if you work there.

They will terminate employees without reason, especially if you speak up, ask questions, or call out the fact that they make up rules that don’t even align with the written policies and procedures. It doesn’t matter if you’re right — if you challenge them, you’re gone.

This company discourages employees from using their earned time off and makes you feel guilty for taking PTO. The work environment is toxic, unsupportive, and built on fear. There’s no trust, no respect, and no consistency.

If you value your career, your mental health, or basic fairness, stay far away from South Oxford Management.

What is the best part of working at the company?
There's alot of support from upper management. They value feedback of site level teams and have made great operational changes as a result of feedback received. Pay is good as well as benefits. Success is celebrated and acknowledged. 

What is the most stressful part about working at the company?
Stress is self induced. As long as you stay organized and communicate the good and the bad, upper management tends to trust those employees more so than others.

What is the work environment and culture like at the company?
There are several days in the year where hard work is celebrated, such as maintenance appreciation week, end of summer employee events and end of year celebrations not to mention monthly shout outs. This is one of the better companies I've been apart of.  We work hard put we also play hard!

Working at South Oxford is both nice and frustrating. The people I work with are great. The location is decent. The hours are fine. However, I have several years of experience in property management, yet I'm being paid as an entry-level employee. I've taken a $15,000 pay cut with this company and it's making me feel frustrated and dissatisfied with my job despite the fact I haven't been here long. I'm looking to leave ASAP, because it was made clear that what I make now is the "best they can do" for my position regardless of my experience. It's extremely disappointing. I'm sure if I stuck it out there would be opportunities for advancement and thus pay raises, but I've already put YEARS into this career and I know it'll take years to make up for my losses. I just don't have that kind of time, especially with the state of the economy.

I began working at SOM with no prior experience in property management. Within a year and a half I was promoted to a management position. If you work hard and are dedicated to what you do, managers will work hard to help you grow within the company. Our office has a wonderful open door policy, I feel safe and comfortable going to any of my managers with concerns and know my voice will be heard. 

Office culture is wonderful - I truly believe we would not be as successful as we are without the company culture SOM exudes; respectfulness, hardworking, but also have FUN with what you do. 

Of course, no job comes without some pressure. Some days are more difficult than others but you always have managers to assist and encourage. The payoff is knowing that hard work does not go unnoticed.

Hey, let me tell you, working at South Oxford is honestly amazing. From day one, you can just feel how much they care about their people. It's not one of those fake, corporate "we value our employees" kind of vibes - it's genuine and you can feel it in everything they do.

The people here are incredible. Everyone's got each other's backs and we're all in it together. There's no cutthroat competition or throwing anyone under the bus. Instead, we collaborate, we support each other, and we celebrate wins as a team. It's like having a second family at work.

I've worked at a few places before, but South Oxford is hands down the best. I wake up every morning excited to go to work and tackle new challenges with my amazing team. I feel valued, supported, and empowered to be my best self. I can't imagine working anywhere else!

This is by far the worst company I have ever worked at.  Giving them 1 star is generous.  Upper Management lies,has no leadership skills and are just miserable people.  They have no clue how to manage or motivate people.  The atmosphere and culture was so toxic it made it difficult to come in everyday knowing they were talking about you behind your back and taking credit for the work you did.  The gossip in the office was so bad  it started from leadership and spewed down to all the employees and most of the time it was spun so that it made them look better and you look bad or it was just an out right lie.  I have never worked in a company that micro managed, finger pointed, and just went out of there way to make you feel discredited on a daily basis.  I would not recommend this company to anyone.
