Assistant Property Manager (Self-Storage)
Salary: $22,000/year + Bonus & Rental Commissions

Established self-storage management company is seeking a dependable and customer-focused Assistant Property Manager to support daily operations and help drive performance. This is an excellent opportunity for someone looking to grow in a stable industry with room for advancement. Some travel to Indianapolis may be required for training, meetings, and outings.

Position Overview:

The Assistant Property Manager supports the Property Manager in all aspects of facility operations, including customer service, rent collection, leasing, maintenance coordination, and general administration. The ideal candidate is professional, detail-oriented, and comfortable working independently.

Responsibilities:

Support the Property Manager and serve as backup when they are unavailable, ensuring smooth daily operations
Maintain tenant accounts, collect rent, and process move-ins/move-outs
Greet prospects, show units, and follow up to maximize occupancy
Provide excellent customer service and resolve tenant concerns
Rent trucks and moving equipment, sell packing supplies
Ensure facility cleanliness, security, and light maintenance
Follow company policies and procedures
Work independently and as part of a team to support overall operations
Conduct light outside marketing to promote the facility and attract new renters
Maintain tenant accounts by accurately recording payments, processing rent collections, and keeping delinquency rates within company standards
Process move-ins, move-outs, transfers, and lease updates in the property management system
Greet prospective renters, show available units, explain rental terms, and follow up to maximize occupancy
Provide exceptional customer service by responding to tenant inquiries, resolving concerns, and handling conflicts professionally
Monitor competitors and market trends to identify opportunities and stay informed about local pricing and promotions
Ensure the facility is clean and organized, including light cleaning and general upkeep of units, office, and grounds
Perform minor maintenance tasks or coordinate with vendors for repairs as needed
Rent facility truck and moving equipment while ensuring proper usage and documentation
Sell moving and packing supplies based on customer needs and maintain adequate inventory
Follow company policies and legal requirements, including issuing proper notices for late payments, collection calls, rent increases, and lease violations
Assist with security measures such as monitoring gate access, checking locks, and reporting any safety or security concerns
Collaborate with team members and management to improve processes and contribute to overall business success

Qualifications:

Previous experience in customer service, retail, or property management preferred
Strong communication and organizational skills
Basic computer proficiency
Self-motivated, reliable, and detail-oriented
Willingness to learn and follow procedures
Reliable transportation and consistent punctuality
Ability to work independently and as part of a team
Ability to maintain a professional demeanor when handling difficult situations and customers
Emotional awareness with the ability to stay calm and composed under pressure
