Overview
We are seeking a proactive and skilled Apartment Maintenance Technician to join our dynamic team. In this vital role, you will be responsible for ensuring the optimal operation, safety, and aesthetic appeal of residential apartment communities. Responsibilities
- Perform routine and preventive maintenance tasks across residential units and common areas, including plumbing, electrical systems, HVAC, and carpentry.
- Conduct repairs and troubleshooting using schematics, electrical diagrams, and mechanical knowledge to diagnose issues accurately.
- Utilize tools such as ohmmeters and programmable logic controllers (PLCs) to identify faults and ensure systems operate efficiently.
- Complete apartment maintenance activities including painting and other duties to uphold property standards.
- Manage work orders efficiently using Computerized Maintenance Management Systems (CMMS), documenting all maintenance activities clearly and promptly.
- Assist with projects such as residential painting or appliance replacements while ensuring safety protocols are followed.
- Provide excellent resident service by responding promptly to resident repair requests and communicating effectively about maintenance schedules or issues.
- Adhere to safety standards and regulations, ensuring all work is performed in compliance with local codes and company policies.
Experience
- Proven experience in residential apartment maintenance with a strong focus on apartment communities preferred.
- Demonstrated mechanical knowledge with hands-on experience in plumbing, electrical work, welding, and general repairs.
- Prior leadership experience in maintenance teams is highly desirable.
- Strong customer service skills with the ability to communicate clearly both verbally and in writing.
- Experience working with CMMS software for work order management and record keeping.
