Position Overview
Villa Serena Communities is seeking an experienced Lead Maintenance Technician to join our team at our Bay City, TX communities.
The Lead Maintenance Technician is responsible for overseeing daily maintenance operations while actively participating in service requests, preventative maintenance, and apartment make-ready preparation. This position requires a hands-on leader who can guide team members, identify maintenance needs proactively, and ensure the community is maintained to the highest standards.
The ideal candidate is a dependable "go-getter" who takes initiative, communicates effectively, and works collaboratively with the property management team to provide an exceptional living experience for residents.
Responsibilities
Responsibilities include, but are not limited to:
- Lead and support daily maintenance operations for the apartment communities.
- Supervise and provide guidance to maintenance team members.
- Complete work orders, preventative maintenance, and apartment make-ready units.
- Diagnose and repair HVAC systems, plumbing issues, electrical components, and general maintenance concerns.
- Perform and oversee maintenance related to: HVAC systems, plumbing, electrical, pools, irrigation systems, general apartment repairs.
- Inspect units and common areas to identify maintenance needs and ensure quality standards are met.
- Take initiative to identify repairs, improvements, and preventative maintenance needs.
- Communicate issues requiring approval to the Property Manager in a timely manner.
- Maintain inventory of tools, equipment, and maintenance supplies.
- Ensure the maintenance shop and work areas remain clean, safe, and organized.
- Provide professional and courteous service to residents.
- Assist team members as needed to promote overall community success.
Qualifications & Skills
- Prior Lead Maintenance experience required.
- HVAC Certification required.
- Strong experience in multi-family apartment maintenance.
- Experience completing work orders and apartment make-ready units.
- Strong troubleshooting and problem-solving skills.
- Ability to lead, train, and support maintenance team members.
- Reliable, dependable, and able to work independently.
- Positive attitude with excellent communication skills.
- Ability to prioritize tasks and adapt to changing needs.
- Valid driver's license preferred.
