POSITION DESCRIPTION
We are currently searching for a Field Maintenance Technician/Property Cleaner. This position is performed outside of the office; ability to stand, travel short distances, and freely move throughout buildings must be possible. Background checks are performed as part of the job offer.
RESPONSIBILITIES
Under the general direction of a supervisor or colleague, the Technician performs assigned repairs and routine maintenance required to maintain our clients’ property. Typical work assignments can include:
· Recurring trash removal services for curbside-pickup collection (early mornings).
· General building upkeep including sweeping, vacuuming, mopping, disinfecting, and dusting
· General grounds keeping, clear buildings, sidewalks, and driveways of leaves and debris
· Snow removal using both hand equipment and snow blowers
· Provide access to clients and vendors, monitoring safety and damage precautions, site cleanliness, job progress, and project results
· Light repair work such as replacing locks, torn screens, window shades, or caulking as needed
· Performing any other task that is necessary to maintain the property in a safe, workable and "cared for" condition
· Maintain tools and equipment required for maintenance tasks and inventory of equipment and supplies
· Respond to office requests throughout the day
· Additional tasks as required
QUALIFICATIONS, CORE COMPETENCIES, & REQUIREMENTS
High school diploma or equivalent.
Knowledge of general cleaning products, tools, and material costs.
Exceptional customer service skills, on phone and in person, with residents, visitors, contractors, and fellow employees.
Strong sense of urgency and problem solving skills.
Sharp attention to detail and excellent organizational skills.
Ability to handle multiple tasks with superb accuracy and achieve deadlines under pressure.
Capable of working both collaboratively and alone efficiently, productively with minimal supervision.
Follows all department policies and safety standards.
Maintains a clean work site that minimally interferes with clients.
Must be able to maintain professionalism and a positive service attitude at all times.
Must be able to lift and transport materials and equipment weighing up to 50 pounds on a frequent basis and up to 100 pounds on an occasional basis; prolonged standing and frequent bending, stooping, and reaching on a daily basis. Requires a full range of physical motion in order to operate manual and electrically-powered tools, ladders, and equipment. Work is performed indoors and outdoors, occasionally in environments that are dusty, noisy, or which could have work hazards. Some night, weekend and emergency call in work will be required.
Ability to speak, read, comprehend, and write fluently in the English language.
A valid driver’s license, reliable vehicle, and ownership of basic hand tool are required and must be maintained.
ASSETS
Previous experience with condominium residency is a positive.
Some trade coursework or vocational school education is helpful.
Previous experience in a property management environment preferred but not required.
