In this role, you will play a key part in assisting potential residents in finding suitable housing and ensuring housing stability, all while making a positive impact on the lives of diverse residents.
The Leasing Manager provides strategic oversight and executes on leasing, sales, and service needs. They do not directly manage people. The Leasing Manager partners with prospective residents through the leasing workflow and responds to resident and property maintenance needs, requests, and concerns. The efforts directly contribute to creating stable, thriving communities. The Leasing Manager plays a critical role in helping drive results in the property supported by training and mentoring fellow team members to achieve and maintain maximum occupancy of assigned properties and drive strong resident satisfaction results.
Starting pay $19.00 per hour (or more based on experience) + commissions!
Job Duties Include:
- Complete and manage Section 42 paperwork, including income verification, tenant certifications, and documentation for tax credit compliance.
- Ensure housing practices, documentation, and tenant communications adhere to HUD guidelines.
- Act as a liaison with housing agencies to ensure smooth communication and compliance with affordable housing policies and regulations.
- Manage compliance with eligibility criteria for 55+ communities.
- Maintain accurate and secure records for tenants, applications, certifications, and compliance documents.
- Stay informed about updates to housing laws, regulations, and policies to ensure ongoing compliance.
- Assist clients in identifying and securing suitable affordable housing options within the community.
- Maintain regular communication with clients and their support teams to address issues and support long-term housing success.
- Maintain annual re-certifications related to affordable housing and compliance regulations.
- Use customer management systems daily to build relationships with prospective and current residents and ensure communication is documented.
- Oversee the leasing and renewal process, ensuring compliance with company procedures and fair housing requirements.
- Build and maintain long-term relationships with residents by addressing requests, concerns, and referring to the appropriate team members.
- Assist residents with rent collection options and provide guidance on affordable housing processes.
- Conduct property, building, and apartment inspections to maintain community appearance and report maintenance needs.
- Assist in the ongoing training of Leasing Specialists at assigned properties.
Experience and Education:
- A High School degree, GED or equivalent.
- Must have a valid driver’s license, vehicle, and vehicle insurance per company requirements.
- Experience in leasing, preferably with affordable housing or related industry is preferred, but not required.
- National Apartment Leasing Profession (NALP), Certified Apartment Leasing Professional (CALP), Housing Credit Certified Professional (HCCP), National Affordable Housing Professional (NAHP), Certified Professional of Occupancy (CPO), or similar certifications are desirable.
- Strong customer service, communication, and interpersonal skills.
- Rent Cafe or Yardi CRM Software preferred.
- Proficiency in Microsoft Suite including SharePoint, Word, Outlook and Excel are preferred.
