Lake Michigan Property Management is seeking a reliable, skilled, and professional team member to join our crew in maintaining the quality, safety, and curb appeal of our properties.
Daily Responsibilities:
- Attend the Mandatory Monday Team Meet-Up at 9:00 AM in the office.
- Review and perform Melds (work orders)
- Provide excellent customer service to all tenants and owners.
- Document all purchases and submit all receipts daily.
- Complete efficient daily routes and clock hours appropriately per property..
- Respond to emergency work orders during normal business hours.
- Perform basic pest control as needed.
- Basic Property Maintenance Skills
: General Repairs
- Patching drywall holes or cracks
- Repairing or replacing door knobs, hinges, locks
- Re-caulking windows, tubs, or sinks
- Replacing broken tiles or flooring sections
- Repairing Screens
- Painting
- Power washing
- Staining Decks
- Siding repair
- Lock changing
Plumbing
- Fixing leaks under sinks
- Unclogging drains or toilets
- Replacing faucet cartridges or showerheads
- Installing or repairing toilets, garbage disposals, or washers
Electrical (Basic)
- Replacing light fixtures or bulbs
- Installing or replacing light switches and outlets
- Resetting breakers or checking fuses
- Identifying and reporting potential electrical hazards
HVAC (Basic Support)
- Changing furnace filters
- Troubleshooting thermostat issues
- Reporting or identifying HVAC concerns for licensed techs
- Light power washing or gutter clearing
Cleaning & Safety
- Cleaning up work areas after completing a task
- Removing debris or bulk trash from common areas
- Applying basic pest control measures (e.g., ant traps, wasp spray)
Administrative
- Documenting completed work (photos, notes, receipts)
- Using property maintenance software (e.g., Meld)
- Communicating with property managers or residents professionally
- Understanding how to prioritize urgent vs routine tasks
Requirements:
- Must have reliable transportation capable of carrying tools and materials.
- Must supply basic tools. We have most on hand.
- Must maintain a professional appearance and communication style.
- Ability to handle basic to intermediate household repairs independently.
Additional Notes:
- Position Start Date: Within 2 weeks
- Pay: $24-$28(based on skill set)
- Expected Hours: 30–40 per week
