Job Summary
We are seeking a skilled and dedicated Maintenance Technician to join our team, supporting one of locations in Green Bay. The ideal candidate will possess a strong background in facilities maintenance with multifamily housing and demonstrate proficiency in various technical skills. This role requires a proactive approach to maintaining equipment and facilities, ensuring optimal performance, and providing excellent customer service.
Duties
- Perform routine maintenance and repairs on equipment and facilities to ensure safe and efficient operation.
- Monitor all interior and exterior for maintenance issues
- Perform inspections of all mechanical equipment
- Electrical: replace or fix outlets, light switches, fixtures, and breakers
- Plumbing: replace or fix faucets, re-piping, toilets, sinks, and unclogging drains
- Heating and Cooling: general heating repairs and cleaning filters, compressors, and condenser coils. HVAC and boiler experience desired
- Grounds-keeping, including but not limited to: Picking up trash and keeping the building clean and presentable both inside and out
- Repair and replace window screens / patio door screens as needed
- Troubleshoot, repair appliances
- Repair and replace locks and deadbolt locks as needed
- Communicate with the resident manager and property manager on work orders and provide status update to ensure all orders are current and collected and billed, if appropriate
- Perform preventative maintenance for all emergency lighting, smoke detectors, fire alarm systems, emergency exits, and any other systems in place
- Deliver exceptional customer service while interacting with clients or residents during maintenance tasks.
Requirements
- Local to Green Bay area, or willing to relocate
- Experience with AppFolio software highly desired
- Proven experience in facilities maintenance, with an understanding of mechanical systems.
- 2 years of building maintenance experience required in multifamily housing
- Basic knowledge and understanding of HVAC, electrical, plumbing, grounds-keeping, and troubleshooting
- Must be able to physically inspect the properties
- Basic knowledge and able to use a variety of equipment including electrical tester, hand tools, power tools, and cordless tools
- Ability to prioritize and possess efficient time management skills
- Demonstrates excellent verbal and written communication skills
- Strong customer service skills

- Ability to work independently under tight deadlines
- Exhibits a high degree of professionalism and respect through appearance and interactions with others
- The physical demands described are those that must be met by an employee to successfully perform the essential functions of the job
- The employee is frequently required to physically stand, walk, bend, climb, and use full hand range of motion and finger dexterity to touch and feel. Must be able to reach with hands and arms and lift up to 50 pounds and as needed

Essentials & Schedule
- Primarily a Monday - Friday Position
- 8am-4pm 1st Shift Schedule
- Weekends Required / Shift Change During End of Month Unit Turns
- Rotating after hours coverage with other maintenance technicians
- Option for live on-site for the right candidate in a two bedroom apartment, to be discussed during interview process
Starting pay based on experience and qualifications
