Job Summary:
Responsible for managing the fire sprinkler system scope for commercial, industrial, and residential buildings. Monitor and track the budget, progress, and schedule for the contract scope. Monitor deadlines and budget from the point of contract signing to the completion of the project. Planning of projects- including scheduling, billing, pricing change orders, tracking material, verifying invoices, combining design and manpower projections. Monitoring deadlines such as turnaround times on change orders, RFI’s to customers, obtaining permits prior to inspections, and scheduling delivery of the project according to established criteria. Close coordination with the designers, field installers, estimating department, and customers.

- Controls timely communication with customers.
- Monitor cash position and budget.
Required Skills and Abilities:
- First point of contact to customer when contract is awarded.
- Create scope specific schedule based off contract schedules.
- Acts as Player/Coach for and within the construction team.
- Promotes internal adherence to schedule and cooperation between departments.
- Create billing schedule of values from estimate.
- Markup billings for processing by accounting department and aid in timely paymen.t
- Create and obtain change orders within deadline conveyed in contract.
- Create and issue formal letters as needed to customers.
- Manages cost to complete for designated projects.
- First point of contact for deliverables – CO pricing, RFI’s, support, submittal status, permit, conflict resolution advice.
- Responsible for team member capacity/project milestone tracking.
- Perform weekly job walks for all assigned projects.
- Review customer source control drawings, specification control drawings and other applicable
- Participate in engineering and general design reviews as required.
- Prepare acceptance test procedures and assembly instructions.
- Assist with the preparation of proposal documentation, technical data such as qualification test procedures, reports, component maintenance manuals, etc.
- Perform liaison function between engineering staff and all internal departments, including purchasing, quality assurance, sales, production, accounting.
- Interact with vendors and customers on design/installation issues.
- Check design work of engineering department members including layout, form, fit, function, materials, specification callouts, geometrics, dimensioning and other out-put as directed.
- Communicate effectively with directors on work status, workload, problems, and progress as related to work assignments.
- Senior Project Managers will also be called upon to oversee and guide the work of Assistant Project Managers and Managers in addition to managing more complex projects.
Preferred Qualifications – Education and Experience:
- Have thorough understanding of contract documents and boundaries of scope.
- 2+ years of applicable construction experience or project management; greater experience may be required for Senior Project Managers.
- Driver License with Clean MVR.
- Working knowledge of computer skills related to position.
- Strong mechanical aptitude.
- Ability to negotiate uneven terrain, climb step and extension ladders.
Environmental Job Requirements:
- Prolonged periods of working in any weather-related elements.
- Must be able to lift up to 30 pounds at times.
- This role will require you to report to job sites.
