We are seeking an experienced Commercial Property Manager & Leasing professional to join our team. This position will be responsible for the day-to-day management, financial performance, tenant relationships, and leasing activities for a diverse portfolio of retail, office, and industrial properties.
The ideal candidate is a hands-on, business-minded real estate professional who understands that successful property management requires strong financial oversight, excellent tenant and broker relationships, effective lease negotiation, and a commitment to maintaining well-run, high-quality properties.
Key Responsibilities:
Property & Tenant Management
- Manage a portfolio of commercial properties in a professional, ethical, and proactive manner, with a strong focus on protecting and enhancing property value.
- Conduct regular property inspections and oversee maintenance, repairs, capital improvements, and overall property condition.
- Develop and maintain strong relationships with tenants, vendors, brokers, contractors, and other business partners.
- Address tenant concerns and property issues promptly and professionally.
- Work independently while collaborating effectively with ownership, leadership, and internal team members.
Financial Management
- Oversee rent collection, accounts receivable, cash flow, and property-level financial performance.
- Prepare and manage annual operating budgets, forecasts, and cash-flow projections.
- Complete annual operating expense adjustments and reconciliations.
- Review and interpret property financial statements and operating results.
- Identify financial issues and opportunities and communicate recommendations to leadership.
- Analyze tenant financial information and perform financial analysis and underwriting to support leasing and investment decisions.
- Prepare financial recommendations and present proposed deals and lease terms to the leadership team.
Leasing & Business Development
- Manage all aspects of commercial leasing for retail, office, and industrial properties.
- Develop and maintain a strong network of commercial real estate brokers and industry contacts.
- Identify prospective tenants and leasing opportunities to maximize occupancy and property performance.
- Prepare and negotiate lease proposals, letters of intent, lease amendments, renewals, and other lease-related documentation.
- Prepare lease abstracts and maintain accurate lease information.
- Negotiate with prospective and existing tenants and outside brokers while seeking favorable terms for the properties.
- Track market conditions, rental rates, tenant demand, and commercial leasing trends.
- Attend relevant industry events and actively participate in the local commercial real estate community.
Vendor & Property Operations
- Solicit and evaluate bids and proposals from contractors and service providers.
- Select, negotiate with, and manage vendors to ensure competitive pricing, quality service, and timely completion of work.
- Monitor vendor performance and make changes when necessary.
- Ensure properties are professionally maintained, competitive within their respective markets, and operated in accordance with company standards.
Qualifications & Experience
The ideal candidate will have:
- 5-7+ years of commercial property management experience, preferably involving retail, office, and/or industrial properties, but will consider candidates with less experience.
- Demonstrated commercial and retail leasing experience.
- Strong understanding of commercial real estate financials, including budgeting, cash-flow planning, financial statements, and operating expense reconciliations.
- Proven lease and contract negotiation skills with the ability to achieve favorable outcomes.
- Strong written and verbal communication skills.
- Excellent interpersonal, relationship-building, and negotiation skills.
- Strong networking and business development capabilities.
- Ability to analyze financial information and make sound business recommendations.
- Strong organizational skills and the ability to prioritize multiple projects and deadlines.
- Ability to work independently while also being an effective team member.
- Proficiency with Microsoft Excel, Word, and Outlook.
- Yardi experience preferred, but not required.
- Bachelor’s degree in business, real estate, finance, or a related field preferred.
- Minnesota real estate license required.
- CPM, RPA, or other commercial real estate designation preferred.
- Valid driver's license and reliable transportation.
- Ability to successfully pass a background check.
Local Travel
This position requires occasional local business travel to visit properties, tenants, vendors, and project sites. Travel is generally within 45 minutes of the office.
Compensation & Benefits
Wellington Management offers a competitive salary of $70,000–$85,000, commensurate with experience, along with opportunities for performance-based bonuses and commission opportunities.
