Job Overview
You will serve as the dedicated on-site manager for a condominium community, working onsite on the property Monday through Friday. This is a hands-on role: you are the face of management for the board and unit owners, you own the day-to-day operation of the building, and you are accountable for its financial and operational health.
- Serve as the on-site point of contact for the board, unit owners, and vendors
- Oversee daily building operations, staff, and common area upkeep
- Prepare for and attend board meetings, including agendas, notices, and management reports
- Present financials to the board: operating vs budget, reserves, and reserve study outlook
- Solicit, review, and manage vendor contracts and oversee vendor performance on property
- Coordinate maintenance, capital projects, and insurance renewals with the board and brokers
- Conduct regular property walkthroughs and enforce governing documents consistently
- Ensure compliance with Florida Statutes Chapter 718 and the community's governing documents
- Manage violations, official records requests, and owner correspondence on statutory timelines
Requirements
- Active Florida CAM license (LCAM) in good standing
- 2+ years of condominium association management experience, on-site experience preferred
- Working knowledge of Florida Chapter 718, including notice, records, and meeting requirements
- Strong financial literacy: budgets, reserves, financial statements
- Excellent written communication for board reports and owner correspondence
- Professional presence and strong interpersonal skills for daily owner interaction
