Prime Builders is looking for a Commercial Construction Project Manager/Estimator to oversee projects from the initial bidding phase through final completion. They would be responsible for evaluating drawings and specs, preparing accurate cost estimates, maintaining relationships with clients and subcontractors, managing on-site operations, and ensuring the project is safely delivered on time and within budget.
Key Responsibilities:
Estimating & Pre-Construction
- Evaluate architectural drawings, specifications, and subcontractor proposals.
- Prepare budgets, detailed cost estimates, and bid proposals.
- Solicit and analyze subcontractor and vendor bids to identify the best value and scope coverage.
Project Management
- Develop and maintain project schedules, sequencing work to optimize resource utilization.
- Manage on-site field personnel, superintendents, and subcontractors to ensure compliance with quality and safety regulations.
- Serve as the primary point of contact for clients, architects, and stakeholders, providing progress updates and addressing inquiries.
- Obtain necessary permits, licenses, and ensure the project adheres to all local building codes.
Financial & Risk Management
- Monitor project financial performance against established budgets to minimize risks and ensure profitability.
- Process change orders, requests for information (RFIs), and submittals.
- Negotiate contracts and manage project close-out procedures, ensuring client satisfaction and warranty resolution.
Qualifications & Requirements
- Experience: 5 years of proven commercial construction experience, with a background combining both field project management and estimating.
- Skills: Strong blueprint reading skills, mathematical aptitude, and problem-solving abilities.
- Software Proficiency:
- Proficiency with Gordian and MS Project is a plus.
- Comprehensive knowledge of Microsoft Office Suite (especially Excel).
Certifications: OSHA 10-Hour or 30-Hour certification are strongly preferred.
