MAINTENANCE TECH JOB SUMMARY:
The Commercial Maintenance Technician is responsible for the maintenance and repair of industrial warehouses, medical offices, retail spaces, residential multifamily homes, and administrative offices. This role requires a self-motivated professional who can work independently, use technology to manage work orders and invoices via a tablet, and provide exceptional customer service in a client-facing environment. The technician will ensure that all facilities are well-maintained, safe, and operating efficiently.
JOB DUTIES:

Perform routine inspections, troubleshooting, and repairs to building systems, ensuring operational efficiency.

Maintain and repair HVAC, plumbing, electrical, and general building systems to industry standards.

Respond to tenant and client maintenance requests in a timely and professional manner.

Execute preventive maintenance to minimize downtime and costly repairs.

Complete on-call emergency maintenance as needed, responding to urgent facility issues.

Perform light carpentry, drywall repair, painting, and flooring work as required.

Ensure compliance with safety regulations, building codes, and OSHA standards.

Utilize a tablet or property management software (such as Yardi, Rent Cafe, or Maintenance IQ) to log work orders, track repairs, and submit invoices.

Manage and maintain inventory of maintenance tools, supplies, and replacement parts.

Oversee grounds and exterior maintenance, including landscaping, snow removal, and parking lot upkeep.

Work with vendors and contractors for specialized maintenance or repair projects.

Provide exceptional customer service and maintain a professional demeanor when interacting with tenants, property managers, and building owners.

Maintain company tools, equipment, and work vehicles in good condition.

Participate in ongoing training and continuing education to stay updated on industry best practices.

Always represent the company in a professional and courteous manner.

KNOWLEDGE AND SKILLS:

Strong knowledge of HVAC, electrical, plumbing, carpentry, and general facility maintenance.

Familiarity with tools and equipment such as power drills, saws, voltmeters, gas meters, and key machines.

Ability to read and follow technical instructions, blueprints, and safety protocols.

Proficiency with tablets and work order management software.

Strong organizational skills with the ability to multi-task and prioritize in a fast-paced environment.

Ability to work independently while maintaining accountability and efficiency.

Experience working in commercial properties is preferred.
PHYSICAL REQUIREMENTS:

Ability to stand, walk, and perform physical labor for 66-100% of the workday.

Frequent bending, stooping, squatting, climbing stairs, pushing/pulling, and reaching overhead.

Ability to lift/move/push/pull up to 50 lbs. as needed.

Must be comfortable working indoors and outdoors in various weather conditions.
