We are a well established Bay Area builder and property management company seeking an experienced Lead Maintenance Technician to oversee day-to-day maintenance operations across our portfolio of apartment communities and single-family rentals in Vacaville. This is a hands-on supervisory role. You will often lead a small team, manage work orders, and serve as the go-to technical resource for all things maintenance. Does this sound like you? Your Skills:
- Minimum 2+ years of multifamily residential, commercial or hotel maintenance experience
- 1+ year in a lead or supervisory maintenance capacity
- Knowledge of safe work practices and proper use of PPE (Personal Protective Equipment)
- Advanced competency with the following: HVAC (split systems, heat pumps and PTACs), plumbing (water heaters, drain clearing, fixture replacement), electrical, appliance repair, painting and carpentry
- Exceptional customer service
- Familiarity with building systems including fire sprinkler, fire alarm, and central mechanical/HVAC systems
- Solid understanding of general building maintenance, including work order management and scheduling unit turnover
- Strong communication skills and professional demeanor with residents
- Ability to lift 50+ lbs and perform physically demanding work in various conditions
- Basic computer skills, including ability to use smart phone and tablet
- Understanding of property management software and key management systems
- Advanced use of hand tools and basic power tool knowledge
- Effective troubleshooting and problem solving
- Experience working with vendors, contractors and suppliers
- Attention to detail and consistently doing the job right the first time
- Familiarity with Bay Area housing regulations and habitability standards
- Bilingual (English/Spanish) a plus
Essential Duties:
- Lead, mentor, and schedule a team of maintenance technicians across multiple properties
- Inspect units during move-in/move-out and coordinate make-ready turnovers
- Work safely and use proper PPE (Personal Protective Equipment)
- Provide exceptional customer service to teammates, home owners and residents
- Support the company’s values and culture
- Communicate in a timely and effective manner
- Respond to emergency maintenance requests in a timely manner (on-call rotation may apply
- Manage vendor relationships and coordinate subcontractor work as needed
- Maintain accurate work order records using property management software
- Maintain accurate records of daily mechanical rounds
- Ensure all work complies with California building codes, safety regulations, and company standards
- Communicate professionally with residents and property managers regarding repair status
- Maintain property curb appeal to the Company Standard
- Complete emergency and routine work orders, and home/apartment make-ready tasks
- Determine type and location of equipment using blueprints, drawing/plans, and technical specifications
- Repair or replace floors, ceilings, walls, siding, roofing, doors, door hardware, windows, screens, and other general building items
- Apply knowledge of use and care of hand and power tools and equipment
- Troubleshoot, diagnose, repair, and replace the following: HVAC (split systems, heat pumps and PTACs), plumbing (including water heaters), electrical, and appliances
- Work may include accessing flat or low slope roofs and use of ladders
- Interact with contractors, vendors and suppliers
- Utilize computer, smart phone and tablet
- Observe and comply with company’s code of conduct and culture per our handbook
- Conduct preventative maintenance within units, common areas and mechanical rooms and log findings
- Maintain pools/spas/fountains, chemicals, logs, and safety equipment (community specific)
- Order and track parts and supplies within budget guidelines
Other requirements:
- Valid driver's license
- Access to reliable transportation, truck preferred (Auto allowance included)
- Available to work a flexible schedule, potentially weekends depending on community specifics
- Available to be part of rotating on-call schedule for after hours and weekend emergency response
- Provide and maintain quality hand tools and power drill
- Successfully pass background and drug pre-employment screening
