Job Title: Asset Manager - Commercial Real Estate
Job Location: Chicago, IL
Salary (DOE): $80k-$150k
Requirements: 3+ years of commercial leasing experience representing institutional owners, developers, REITs and owners.
Position Overview:
We are seeking an experienced Asset Manager to oversee and optimize the performance of a diverse commercial real estate portfolio. The Asset Manager will be responsible for driving asset-level strategy, maximizing income and value, managing budgets and financial reporting, and partnering with leasing and property teams to execute business plans. The ideal candidate combines strong financial acumen, leasing experience, and practical knowledge of property operations and market dynamics to deliver sustained returns for owners and investors.
Key Responsibilities:

Develop and implement asset business plans that align with ownership objectives and investment strategies, including value-add initiatives, capital projects, and leasing strategies.

Analyze financial performance, prepare monthly and quarterly asset-level reporting, forecasting, and variance analysis; manage budgets, cash flow, and capital expenditure programs.

Work closely with leasing, property management, and development teams to optimize occupancy, rental rates, tenant mix, and retention; lead deal underwriting and approval processes.

Conduct market research and competitive analysis to identify opportunities for rental growth, repositioning, and asset enhancement.

Oversee vendor and third-party service provider relationships, negotiate contracts, and ensure compliance with service level expectations and budgets.

Coordinate capital projects from scope development through completion, monitoring timelines, budgets, and quality to ensure return on investment.

Manage risk exposures, insurance, and regulatory compliance related to asset operations and transactions.

Present asset performance, business plans, and strategic recommendations to senior management and investors; track and execute on KPIs and investment return metrics.

Utilize property and portfolio management software and systems (e.g., VTS, Yardi, Deal Manager) to streamline workflows, maintain accurate records, and support data-driven decision making.
Qualifications:

Bachelors degree in Real Estate, Finance, Business, or a related field; MBA or relevant advanced degree preferred.

3+ years of asset management experience in commercial real estate or equivalent experience in investment management or private equity real estate.

Demonstrated financial modeling, underwriting, budgeting, and portfolio analysis skills; proficient in Excel and financial reporting.

Experience with leasing processes, tenant negotiations, and working alongside leasing brokers and property managers.

Hands-on experience with industry software such as VTS, Yardi, and Deal Manager (or similar CRE platforms).
