The Make-Ready Technician turns vacant apartment homes to move-in ready condition, executing the per-unit punch list from move-out inspection through final sign-off so every home meets Apple Mountain's Market Ready standard, on schedule.
WHAT YOU'LL DO
- Complete pre-turn and move-out inspections; document condition with photos and build the punch list
- Patch, texture, and paint walls and ceilings; perform touch-up paint in vacant and occupied units
- Repair or replace flooring, baseboards, doors, windows, blinds, and hardware
- Repair or replace appliances, faucets, toilets, disposals, and fixtures; clear leaks and clogs
- Re-caulk kitchens and baths; tighten cabinet hardware; replace worn fixtures
- Perform basic HVAC (filter, thermostat, condensate) and electrical (outlets, GFCI, switches, bulbs, fixtures) checks
- Rekey and reset locks and access codes on every turn (non-negotiable)
- Verify life-safety items: smoke/CO detectors, GFCIs, egress, and railings
- Complete the final clean sequence after paint, repairs, and pest treatment, plus the final walkthrough for supervisor sign-off; set the unit to Move-In Ready in the PMS
- Keep turns on schedule and update status on the make-ready board
WHAT WE'RE LOOKING FOR
- 1+ year apartment/multifamily make-ready, general maintenance, or skilled-trade experience preferred
- Working knowledge of drywall and paint, appliances, and basic plumbing and electrical
- Detail-oriented, deadline-driven, and dependable
- Valid driver's license; able to work weekends and participate in an on-call rotation
- EPA 608 or CPO certification a plus
PHYSICAL REQUIREMENTS
Able to lift 50+ lbs, climb ladders, and work indoors and outdoors in all weather; on your feet and physically active for the full shift.
Pay: $18–22/hour depending on experience. Reports to Clint Kram, Maintenance Supervisor. Full-time, weekend availability and on-call rotation.
Pay: $18.00 - $22.00 per hour
